Job Description

Job Title:
Service Manager- Residential Property Are you a skilled and proactive Service Manager looking for your next opportunity? We're seeking an experienced professional to lead the daily maintenance operations at a residential community. This role is critical in ensuring the property's safety, functionality, and curb appeal, while delivering excellent customer service and maintaining compliance with company policies and budget expectations.
Key Responsibilities:
Property Maintenance & Operations Supervise day-to-day maintenance operations, ensuring alignment with policies and budget. Oversee timely apartment turnovers and ensure units are move-in ready. Conduct daily property and grounds inspections, addressing concerns immediately. Maintain and monitor all community amenities including pools, clubhouses, and fitness centers. Coordinate and oversee vendors and contractors, ensuring high-quality workmanship. Lead preventive maintenance efforts and ensure safety protocols are strictly followed. Team Leadership & Supervision Supervise maintenance staff including technicians, housekeepers, and groundskeepers. Train, develop, and support the maintenance team through onboarding, coaching, and compliance training. Support hiring, performance management, and team scheduling in partnership with the Community Manager. Administration & Reporting Maintain accurate records of maintenance work, inventory, inspections, and equipment. Submit purchase orders and manage maintenance expenses to stay within budget. Ensure compliance with OSHA, MSDS, and all regulatory guidelines. Resident & Customer Service Respond promptly to resident maintenance requests and concerns within 48 hours. Assist new residents during move-in by ensuring units are ready and welcoming. Provide excellent customer service to all residents and internal team members.
Requirements:
Proven experience as a Service Manager or similar role in residential property management. Strong working knowledge of building systems, HVAC, plumbing, electrical, and general repairs. Ability to lead and train a maintenance team. Strong communication and organizational skills. Working knowledge of Fair Housing laws. Must be willing to be on-call 1-2 times per month. Certifications such as HVAC and Pool Certification preferred.
Compensation & Benefits:
Pay is based on experience, property size, and certifications. Full-time employees are eligible for benefits including health insurance, paid time off, and more.
