Job Description

Description Join one of GCI's inspiring and vibrant communities as an Area Maintenance Supervisor stationed at our Legacy Patriots Point residential apartment community in Mount Pleasant, SC. This position will oversee the maintenance operations at our Legacy Patriots Point (Mt. Pleasant, SC) and Legacy Mount Pleasant (Mt. Pleasant, SC) apartment communities. This position is empowered by the Property Manager to build and maintain a collaborative work environment while encouraging the maintenance team to consistently deliver the highest quality of customer service. Our Area Maintenance Supervisor is instrumental in maintaining the facility operations at their communities and developing standards that have a positive impact on resident renewals and customer satisfaction.
What You'll Do:
Directs and oversees maintenance departments of apartment communities in the assigned portfolio to ensure residents a clean, safe, comfortable and attractive place to live Oversees and performs a wide variety of maintenance related tasks to maintain the physical aspects of the property, meet GCI's established standards and any applicable laws and provides high quality customer service according to GCI's customer service principles in order to maximize resident retention Assists maintenance departments in various capacities including hiring and training of new employees and preventative maintenance programs, evaluate suppliers and vendors for quality control Combine efforts with Regional Property Managers and Property Supervisors to ensure satisfactory resolution of resident complaints/issues as it pertains to maintenance efforts Schedule the service support needed to maintain the overall appearance of the community and ensure safety of all residents. Provide technical and project direction to your team in order to manage competing priorities and deadlines. Utilize your troubleshooting skills to respond to a wide variety of residential service requests in a timely and professional manner. Prepare apartment homes for rent by performing various repairs in HVAC, electrical, plumbing, pool, carpentry, building exteriors and appliances. Control expenses and anticipate future maintenance needs. Work together with Property Managers to create and maintain a community residents are proud to call home.
Requirements What We Need:
Five to seven years verifiable hands on general maintenance experience in areas such as plumbing, electrical, carpentry, HVAC etc., is preferred Ten years supervisory experience in an apartment industry setting Knowledge and experience repairing plumbing, electrical, carpentry items, building exteriors and appliances Ability to use electronic communication professionally and efficiently Dedication to exceeding the needs of all customers with an ability to build and maintain relationships Demonstrate thoroughness, self-motivation and organization when accomplishing tasks Ability to work a non-traditional schedule including evenings, weekends and on-call hours Knowledge and experience in Property Management systems (Yardi and HappyCo)
Education, Licenses, and Certifications:
High School Diploma or Equivalent Valid Drivers license, registration, and auto insurance required EPA certification and substantial experience in making HVAC related repairs HVAC Certification strongly preferred Pool Certification preferred Still Undecided?
