Position Summary:
Douglas-Cherokee Economic Authority, Inc. Affordable Housing Program is seeking a Maintenance Manager to oversee maintenance operations across our 24‑county Affordable Housing program. This role supervises maintenance staff, ensures properties meet safety and housing regulations.
DUTIES AND RESPONSIBILITIES / ESSENTIAL JOB FUNCTIONS
Manage, supervise, train and monitor the documentation, record keeping and reporting requirements for all of Housing's properties to meet housing goals and standards Recruit, hire, train, supervise and evaluate the activities of Housing's maintenance personnel Assist with site repairs and delivery of supplies as needed at all of Housing's properties Complete announced and unannounced quality assurance visits to all properties Maintain accurate records of all inspections and repairs in preparation for

inspections Participate in
REAC/NSPIRE
inspections and assist with repairs and documentation of any necessary repairs to close out the review Review work orders/logs to ensure repairs are performed accurately and in a timely manner Review inventory and paint/flooring schedules to assist with spending and planning at properties Prepare, review, and submit bids and recommendations for approval for all housing needs Negotiate service contracts concerned with operations and maintenance of buildings and grounds Track and monitor pest control, mowing, flooring, painting, fire extinguisher, back flow testing, trash pickup and janitorial cleaning for the housing program Ensure properties' maintenance aligns with required safety codes and regulations Oversee emergency preparedness efforts for the housing program Assist with insurance claims, site visits and inspections to determine needed repairs, replacement, or improvements for the housing program Assist with updates to the operations manual, policies, regulations and maintenance training material for the housing program Purchase building and maintenance supplies, machinery, equipment and furniture Direct and manage contracted projects and repairs to ensure adherence to specifications Performs all other duties as assigned
OTHER JOB RESPONSIBILITIES
Travel within the service area and some overnight, out-of-area travel to meetings is required. Maintain confidentiality of client and agency information. Comply with all rules, policies, and procedures of the Agency. Must have a valid driver's license and proof of insurance on vehicle. ROLE QUALIFICATIONS
Education and Experience Requirements Minimum of Bachelor's Degree required Two years of equivalent experience in management practices, scheduling, reviewing and negotiating contracts preferred Other Knowledge, Skills and Abilities Must give attention to work. Must be proficient with program software Microsoft Office Word, and Excel. Must have excellent written and verbal communication skills. Must have strong organizational, analytical, time-management and multi-tasking skills. Must have good judgment and the ability to make good decisions.
