Job Description

Responsible to:
On-site Manager Supervises:
On-site maintenance staff (techs/porters/vendors) Basic Function Responsible for all technical repairs and replacements involving any structural component or equipment essential to the efficient operation of the property. Hands-on leader with strong electrical, HVAC, and plumbing (MEP) skills—able to self-perform most repairs and teach/mentor others so outside vendors are used only for major code or specialty work. Typical Duties and Responsibilities 1. Participate in all maintenance projects; assign work orders to staff, including own work. 2. Perform light electrical repairs on items such as appliances, switches, outlets, circuits, etc. 3. Perform light plumbing work, such as clearing stoppages, replacing fittings, replacing drainpipes, etc. 4. Replace broken glass, flooring planks, carpet, screens, garbage disposals, fixtures, appliances, locks, etc. 5. Paint interior and exterior. 6. Perform carpentry work, such as fitting doors, freeing windows, etc. 7. Assist in custodial work (sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc.) in common areas. 8. Assist in grounds work. 9. Repair concrete, masonry, and fencing. 10. Perform light exterminating services. 11. Participate in a standby emergency schedule for evening, weekend, and holiday coverage. 12. Be responsible for purchasing supplies and maintaining an adequate inventory; work with the On-site Manager on cost reduction and cost control. 13. Assist the On-site Manager in scheduling and performing regular apartment inspections. 14. Be responsible for refurbishing apartments prior to resident occupancy. 15. Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, inspections, inventories, and purchase orders. 16. Perform scheduled maintenance on all equipment based on manufacturer's recommendations and operating manual procedures. 17. Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as needed. 18. Have knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, and sewer clean-outs; post map of same. 19. Make sure storage areas and entrances are locked and that adequate lighting in those areas is maintained. 20. Have knowledge regarding local contractors and suppliers, their services and goods. 21. Inform the On-site Manager of exterior maintenance problems. 22. Perform other duties as assigned. 23. MEP leadership & mentoring: Lead by example; work tools-on as needed; train technicians in electrical, HVAC, and plumbing troubleshooting/repairs. 24.
Electrical:
Diagnose/repair lighting circuits, outlets/switches, breakers/GFCI/AFCI, low-voltage controls/thermostats; replace motors/relays/contactors where applicable. Escalate to a licensed electrician only for licensed required major/specialty work. 25.
HVAC:
Service split systems and exhaust fans; replace filters, belts, motors, capacitors, contactors; clear/repair condensate lines and pans; set and verify thermostats; basic leak/charge checks within internal policy. Hire licensed contractors for code-compliant items. HVAC certificate required. 26. Plumbing (self-perform first): Clear stoppages; repair/replace angle stops, traps, supply lines, cartridges, wax rings, PRVs; minor copper/PEX repairs; water heater components; isolate and document leaks. Hire licensed contractors for code-compliant items. 27.
Preventive maintenance cadence:
Own the PM calendar for MEP systems (filters, belts, lubrication, drains/condensate checks, thermostat tests, seasonal start-ups). 28. Moisture control & crawlspaces: Maintain dehumidifiers (filters, drains, setpoints) and vapor barriers in crawlspaces. 29.
Vendor usage policy:
Use outside vendors only for major/specialty/escalated items after in-house assessment; coordinate schedules and verify results. 30.
Work-order management:
Prioritize and close work orders promptly; ensure quality and clear communication with residents/tenants. 31. Inventory & truck stock: Maintain common MEP parts on hand to reduce downtime. 32.
Unit-turn playbook:
Standardize turn scopes, punch lists, and timelines to reduce vacancy days while meeting quality standards. 33.
Weekly snapshot to management:
Provide updates on move-ins/outs, vacant unit conditions, progress on priority repairs (e.g., subfloor items), pest status, open work orders, vendor ETAs, and risks/blockers. 34.
Local familiarity:
Comfortable coordinating with NES (Nashville Electric Service), Metro Water Services, and Metro Nashville departments as needed for service calls, outages, or utility issues. Qualifications Strong working knowledge of electrical, HVAC, and plumbing in residential/light commercial settings; able to read basic schematics and equipment manuals. Hands-on leader with prior experience training/mentoring maintenance technicians.
Experience:
5+ years maintenance with 3+ years MEP troubleshooting; 2 years team leader.
Certifications:
EPA 608 a must; valid driver's license. Tennessee trade licenses (electrical/HVAC/plumbing) a plus.
Systems:
Basic PC/mobile proficiency; clear written and verbal communication.
