Job Description

Maintenance Lead We are seeking an experienced and dependable Maintenance Lead to oversee maintenance operations, supervise technicians, and manage property improvement projects for our apartment community. The ideal candidate is hands-on, organized, safety-focused, and experienced in apartment maintenance, HVAC systems, and team leadership. This position is responsible for ensuring the overall maintenance, curb appeal, safety, and operational efficiency of the property while providing excellent resident service. The Maintenance Lead will work closely with Property Management and supervise daily maintenance activities, unit turns, preventative maintenance, vendor coordination, and capital improvement projects. In addition to a competitive salary range, this position also offers performance-based bonuses and additional incentive opportunities . Responsibilities Supervise and lead maintenance staff and vendors Manage apartment turns (make-readies) and renovation projects Coordinate and oversee preventative maintenance programs Troubleshoot and repair HVAC, electrical, plumbing, and appliance issues Ensure all work orders are completed accurately and timely Perform inspections of buildings, grounds, and common areas Maintain property appearance and safety standards Monitor inventory, supplies, and maintenance budgets Schedule and manage contractor and vendor work Ensure compliance with OSHA and company safety standards Respond to emergency maintenance calls and participate in on-call rotation Assist Property Manager with project planning and operational improvements Minimum Qualifications /
Other Expectations:
Valid driver's license; valid vehicle insurance Minimum 3-5 years of apartment maintenance experience Prior supervisory or lead maintenance experience preferred HVAC systems Electrical repairs Plumbing Appliance repair Carpentry Painting and flooring installation Experience managing maintenance projects and unit renovations Ability to prioritize tasks and lead a maintenance team effectively Strong troubleshooting and problem-solving skills Excellent customer service and communication skills Certifications & Licensing Requirements Valid HVAC License Required EPA Certification required Maintenance Technician certifications preferred CPO Certification preferred Valid driver's license and vehicle insurance required
