Job Description
1 Supervise maintenance staff consisting of assistant maintenance, make-ready/painter, porter, and housekeeper. 2. Respond to and complete service requests in a timely manner. Service requests for emergencies and items relating to resident's safety and health are to be completed immediately even when on call. 3. Ensures that property is free of trash and debris. 4. Supervise the cleaning and maintenance of the Pools as required by local health department. 5. Maintain detailed inventory of supplies, equipment, and appliances and determine purchasing needs. 6. Supervise and maintains shops and pool rooms for a safe and clean work area. Ensures all power equipment is in good shape and safe to use. 7. Walks vacant units and ensures that all trash is removed and unit is inspected for damages. 8. Ensure apartments for move-ins are completed in a timely manner and to company expectations according to the Maintenance/Make-Ready Checklist. 9. Completes and assists in Preventive Maintenance as scheduled. Ensures is complete on a timely manner. The schedule includes but is not limited to A/C filters, A/C coils (evaporator and condensing), water audits, exterior lighting, fridge coils, access gates, irrigation, etc. 10. Regularly inspects building for any structural or need of repairs and schedules, i.e. railing, siding, wood work, gutters, etc. Reports unsafe items to manager or management. 11. Prepares and turns in monthly maintenance reports. 12. Inspects and ensure that all employees Personal Protection Equipment (P.P.E.) are in good working condition and follow all OSHA and company safety policies. 13. Follow-up on all after hour and weekend emergencies. 14. Communicates with property manager and perform other duties as assigned. 15. Treat residents, contractors, and fellow employees in a courteous and professional manner. 16. Completion of work orders such repairing an A/C unit where a recovery system is involved, moving heavy appliances, removing padding and carpet, etc. will require medium to heavy physical demand involving up to a maximum of 115 pounds. 17. Ensure that the sprinkler is in working order and set for current weather conditions. 18. Follow-up on-call schedule. 19. Perform other duties as assigned. Minimum Requirements 1. High school diploma or GED. 2. Minimum of 2 year lead maintenance experience in a community. 3. Ability to read and write in English. 4. Ability to receive and follow instructions 5. EPA certification (Type I and II) 6. Valid Texas Drivers License. Knowledge and Skills Hands on maintenance experience with HVAC, electric, plumbing, appliances, carpentry, painting, etc. Can operate variety of power tools, torches, shampoo machine, etc. Working Conditions and Physical Requirements 1. Minimum lifting of 115 pounds. 2. Ability to withstand extreme temperatures for long periods of time. 3. Ability to do extensive walking. 4. Ability to climbs stairs carrying equipment. 5. Ability to climb ladders. Performing these duties will involve considerable physical exertion such as: lifting, pulling or pushing physical objects. Reaching above shoulders, climbing and working on stairs and ladders, operating power tools, lifting up to 80 pounds on a frequent basis and 115 pounds occasionally, assuming awkward working positions for a long period of time. Routine discomforts from exposure to weather (heat, cold, rain, etc.) and exposure to chemical substances such as pool chemicals, cleaning solutions, and paint fumes To provide maintenance on apartment project with responsibility for residential service requests, make ready's, and property curb appeal contributing towards resident satisfaction and increase in property value. Will supervise employees (if applicable), Assistant Maintenance, Make-Ready/Painter, Porter, Housekeeper and outside contractors. Will keep property safe, attractive and in good repair. Responsible over all operations and maintenance budget for the success of the property in accordance with company policies, procedures, and standards. Job duties will require medium to heavy physical demand. Maintenance Supervisor will need to use own tools for the performance of the job.
