Construction has begun on Phase II so this is a growing property with a growing team. American Equity Partners, Inc. (founded in 1988), and its affiliates, own and manage numerous properties throughout the Dallas-Fort Worth metroplex, including multifamily communities and pre-development land. Our company continues to acquire quality commercial real estate properties that we believe can be enhanced and improved through our management experience and expertise. Maintenance responsibilities may include, but are not limited, to the following: Achieve a high standard of quality workmanship in order to maintain, upgrade, and develop communities that are attractive and inviting. As directed by the Community Manager, order maintenance supplies from approved vendors and submit all purchase receipts promptly. Occasionally pick up needed items. Maintain appropriate inventory levels. Plan, organize, and schedule maintenance projects, make readies, and vendor services with guidance from the community manager. Participate in a rotating on call schedule to handle resident emergencies after hours and on weekends. Ensure vendors and/or sub-contractors are supervised while on the property, and complete projects within the approved scope. Maintain current knowledge of those goods and services provided by suppliers and contractors. Supervise and train maintenance team members, providing direction and coaching as needed. Coordinate ongoing training and professional development for technicians. In partnership with the Community Manager, assist with interviewing and hiring maintenance staff as needed. In conjunction with Community Manager, set priorities for maintenance team daily and assign tasks as needed. Walk the property frequently to complete a visual inspection of the entire property, noting any general concerns as to the health, safety and welfare of the residents, staff and visitors. Maintain and complete maintenance records, as required, in a timely manner. Review budget and ensure all projects and purchasing remain within established guidelines. Ensure there is a utility cut-off plan and map in case of emergencies and keep it updated as required. Organize, clean, and maintain the maintenance shop and equipment. Ensure make-ready units are completed on schedule and to company standards, within 15 days or less. Ensure resident work order requests are completed according to company standards, within 2 days or less. Perform preventative maintenance as required on all equipment according to manufacturer's recommendations and operating manuals. Ensure pool and grounds are kept clean at all times. Attend meetings and events as required, including property safety trainings and corporate activities. Comply with all OSHA, state and federal, and company safety regulations.
Qualifications:
Have HVAC/EPA and CPO certifications. Maintenance Technicians are expected to maintain a positive, courteous, respectful attitude in representing American Equity to residents, staff, vendors, support personnel and investors. Take positive actions to motivate staff for enhanced job performance. Professional appearance must always be in accordance with the philosophy and policy of the company, including wearing the company provided uniform shirt, name tag, and American Equity branded hat if desired. Complete duties and functions within the operational principles and ethical policies of the company. Handle residents' concerns and complaints promptly, with respect, dignity, and kindness. Must be skilled in all areas of maintenance, including plumbing, electrical, HVAC, and appliances. Seek opportunities to improve maintenance skills by attending maintenance training courses. Ability to read, write, and understand instructions. Must be able to speak English. Must be able to life up to 50 lbs. Must be available to be on call for responding to after hours emergencies. Must be able to complete all essential duties of the position, with or without accommodation.Job Type:
