Job Description

PRICE REALTY MANAGEMENT CORPORATION
is seeking an experienced and motivated Lead Maintenance Technician to oversee maintenance operations at our
WILDWOOD
community in the Richmond area. This role is responsible for ensuring the property is maintained to the highest standards of safety, functionality, and curb appeal while leading and mentoring the maintenance team.
Key Responsibilities Team Leadership:
Supervise, schedule, train, and mentor maintenance staff.
Maintenance Operations:
Oversee daily work orders, preventative maintenance programs, and property systems (HVAC, plumbing, electrical, appliances).
Unit Turns:
Perform and oversee apartment turns to ensure high-quality readiness for new residents.
Quality Control:
Troubleshoot and repair complex maintenance issues; inspect vendor repairs for quality assurance.
Safety & Compliance:
Ensure compliance with company policies, OSHA standards, and local/state regulations.
Inventory & Budget:
Manage maintenance supplies, inventory, and assist with budgeting.
Emergency Response:
Participate in on-call rotation for after-hours emergencies.
Qualifications Experience:
Minimum 3-5 years of maintenance experience, preferably in multifamily/property management, with at least 1-2 years in a leadership role.
Technical Skills:
Strong knowledge of HVAC, electrical, plumbing, carpentry, and appliance repair.
Certifications:
EPA Certification (Required), CPO Certification (Preferred).
Leadership:
Strong communication, organizational, and team-building skills.
License:
Valid driver's license and reliable transportation. Compensation & Benefits Competitive salary/hourly pay Medical, dental, and vision insurance. 401(k) with company match. Paid time off (PTO) and holidays.
