Job Description:
Area Maintenance Specialist Position Summary:
Supervises, coordinates, and trains Maintenance Directors on how to efficiently make repairs of the physical structures of buildings and grounds. Provide guidance on preventive maintenance protocols according to Policy and Procedure Manual and the Total Equipment Lifecycle System (TELS) program. Providing relief, when necessary, in the event of departmental facility vacancies.
Supervisory Responsibilities:
Supervises Maintenance Departments as applicable. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring recommendations, and training associates; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems. Includes overseeing the supervision of contractors.
Essential Duties:
Train Maintenance Directors on how to maintain required TELs program, Life/Safety and Preventive Maintenance Binders. Train Maintenance Directors utilizing the 30, 60, 90-day program reviewing expectations, responsibilities and checking back in at each milestone. Reviews, helps cultivate and provides guidance on the proper contents, upkeep and storage of Life Safety Binder. Train and review protocols for performing Fire, Tornado, and other disaster drills as necessary to prepare staff and residents for an emergency and to satisfy the requirements of State Regulations. Reviews fire evacuation and disaster policy of the community and how to properly document drills. Train Maintenance Directors in how to abide by all State and Federal safety regulations including Occupational Safety and Health Administration (OSHA), Environmental Protection Agency (EPA), Material Safety Data Sheets (MSDS) and National Fire Prevention Association (NFPA), as well as State Regulations. Trains and reviews unit turn expectations and proper Capex protocol. Provide guidance and help set up individual building vendors, accounts and appropriate logins. Train Maintenance Directors in how to perform preventive maintenance according to policies and procedures to assure the building and its contents remain operable and in good condition. Train and provide guidance to Maintenance Directors in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings, or oversees the work of contractors to maintain an attractive and safe building, inside and out. Review the locations of the individual facility shutoff valves for water, gas, electric and sprinkler systems. All such items are to be properly marked and identified with signage. Review proper protocol for overseeing the performance of grounds maintenance activities, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse to keep outside areas of building attractive, safe, and clutter-free. Trains and reviews expectations of general cleaning and upkeep of buildings, including buffing, sweeping, mopping, vacuuming, carpet cleaning, and washing windows. Reviews proper protocol and provides guidance in managing expenses within given budget parameters utilizing spend-down sheets. Trains Maintenance Directors in proper security of residents utilizing the policy and van driving procedures for community business purposes. Maintains confidentiality of all pertinent personal or health information concerning residents and staff. In the event of a Maintenance Director vacancy, it may be requested to assist in a facility in place of a Maintenance Director for a period of time.
Qualifications:
Education:
High school diploma and one to three years related experience and/or training; or equivalent combination of education and experience.
Licenses/Certifications:
HVAC, Electrical, Plumbing preferred Must be in possession of, or can obtain, a valid state driver's license. Travel is required. This position requires travel within the prospective region Monday-Thursday and occasionally Monday
  • Friday.
