Maintenance Supervisor EMG Management - 2.7 Murray, UT Job Details Full-time $25 - $28 an hour 1 hour ago Qualifications Customer communication Full Job Description The Maintenance Supervisor is to oversee the maintenance of the property in all aspects and areas of the property, including oversight of the development and implementation of all day-to-day functions, including capital projects, Curb Appeal, Make Ready Turns, Work orders, etc., resident relations, Maintenance employees, and adhering to the EMG Employee Manual. The objective is to maintain a high level of quality control in managing the community's condition through preventive and day-to-day maintenance. The Maintenance Supervisor is key to the property's overall performance and success. The duties include, but are not limited to, the following: Organized leadership and direction of all maintenance staff. Demonstrating exemplary communication, professionalism, confidentiality, and leading by example while providing exceptional customer service and overall maintenance knowledge. Adheres to and assists in enforcing Fair Housing guidelines. Adhering to the EMG Employee Manual Communicates, informs, and reports to Property Manager and Regional Management. Hiring, corrective action, and/or termination of office and maintenance subordinates. Working with the Property Manager to achieve budget goals. Maintains property by investigating and resolving maintenance needs, work orders, inspecting units, and completing repairs, planning renovations, and contracting repairs with Management approval. Preserving conditions and cleanliness of all amenities, office spaces, and clubhouses. Oversee general building maintenance, landscaping, and scheduling of fire protection services. Assists with scheduling and supervising contractor repairs and cleaning. Creating and ensuring POs (purchase orders) are entered into Yardi Creating and completing work orders in Yardi Secures property by maintaining security devices such as lighting, fire alarms, entry systems, etc., enforcing policies and procedures, and risk management. Enforcing Vendor contracts. Responds timely to emergencies during and after hours. All Maintenance Supervisors are required to be on call 24 hours for emergencies and may not be impaired or unable to perform their duties due to a lack of transportation while on call. Prepares Preventive Maintenance Reports, submitted quarterly. Completing required education, such as but not limited to Grace Hill and maintenance training meetings. Following up on employee tasks. Securing or locking doors as needed, including periodically and throughout each day, and the close of a shift/work review of doors, specifically holding property or inventory belonging to the owner, residents, office area, or employees. Actively engage in walking the property, cleaning, removing trash, debris, and ensuring quality curb appeal. Required to pick up garbage, debris, cleaning, and painting duties as needed. Completing pre-move-out inspections to better plan scheduling and financial goals. Pre-move-out inspections must be completed between the 20th and the last day of each month. Inspect units after move-out and complete a make-ready turn using the checklist for each unit, and restore the unit to make-ready conditions using the checklist. Time management for yourself and the team. Maintaining and storing documentation properly. Including warranty information, appliance replacement, property inventory and other various reports. Carpet cleaning may be required depending on the property's needs. Moving dumpsters into the appropriate location via golf car or other motorized machinery may be needed. Power washing buildings, parking lots, awnings, BBQ areas, dumpster enclosures, etc. as needed. Snow removal and ice prevention is required seasonally and may be necessary after hours. Window cleaning as directed. Delivering notices Assisting with property upgrades and renovations may also be required. Follow policies, procedures, and risk management protocol. Respond and report any deficiencies that may cause harm or injury. Assists with resident retention programs and community events. Maintain healthy relationships with residents, vendors, and other EMG Maintenance professionals Training team members as necessary and conveying training from EMG Management, maintenance meetings, and policy changes. Enforcing EMG Policies and Procedures with all staff. Must report any failures to adhere to company policy to the immediate supervisor. Maintain Pool and Hot Tub cleanliness, chemicals, and logs. (If the property has these amenities) Maintenance is required to provide their own tools to use at the property. They must also be responsible for securing their tools and may not be reimbursed for loss or theft. All other duties as assigned by Superiors.
