Lead Maintenance Technician - Commercial & Residential Property Management A Residential and Commercial Property Management company is seeking to add to the team skilled, experienced, and proactive Maintenance Technicians to work with our current team in property maintenance operations across our diverse portfolio. Ideal candidates would be willing to grow into either the Lead Maintenance Technician role or the Maintenance Supervisor role.
Position Summary:
We are looking for a customer service focused candidate, with strong technical expertise and leadership skills to manage daily tasks and repair projects, coordinate contractors, and ensure our properties are operating safely, efficiently, and in compliance with all codes and regulations. On a day to day basis, the Lead Maintenance Technician will be actively involved with projects in the field, performing and supervising daily tasks with other maintenance team members. The ideal candidate will be well-versed in commercial building systems and demonstrate a balance of strategic oversight and hands-on execution. Strong written and verbal communication skills are required. Primary Responsibilities:
Manage a diverse set of maintenance projects across a portfolio of residential and commercial properties located throughout the Charlottesville area Work with the team to conduct regular inspections of buildings, grounds, and equipment to identify issues and ensure property standards Coordinate with property managers and leasing teams to address tenant concerns, unit turnovers, and building readiness Ensure compliance with all federal, state, and local codes (ADA, OSHA, fire safety, HVAC regulations) Assist in managing vendors for janitorial, landscaping, pest control, and other facility services Work with Maintenance Supervisor to Manage capital improvement projects , from scope development to execution and closeout Execute preventative maintenance programs for all building systems (e.g., HVAC, plumbing, roofing, elevators) Maintain inventory control for tools, supplies, and parts; process orders to avoid downtime Ensure safety protocols are followed on all job sites; lead by example in promoting a safe working environment Respond to emergency situations , including after-hours calls and urgent repairs Participate in service calls, preventative maintenance project, monitor construction projects, and manage vendors Preferred Qualifications:
3+ years' experience in commercial or mixed-use property maintenance Knowledge of commercial building systems (HVAC, electrical, plumbing, mechanical, elevators) Experience with tenant work orders, building inspections, and preventative maintenance programs Familiarity with local building codes, ADA compliance, fire/life safety systems Proficient withMS Office Experience in overseeing construction/tenant improvement projects is a strong plus Excellent interpersonal and customer service skills; ability to communicate clearly and professionally (strong written and verbal communication skills) with tenants, staff, and vendors Strong organizational, planning, and decision-making abilities Demonstrated ability to recruit, train, and mentor junior maintenance staff Requirements:
High school diploma or GED required; vocational training or certifications (HVAC, EPA, OSHA 30, etc.) strongly preferred Valid driver's license and reliable transportation Ability to lift heavy equipment and work in varying conditions (heights, confined spaces, outdoor environments) Willingness to be part of a rotating on-call schedule and respond to after-hours emergencies Must pass a pre-employment background check Compensation & Benefits:
