Job Description

MAINTENANCE SUPERVISOR
Reports To Property Manager Basic Scope and Function of Position Has responsibility for all maintenance, gardening, security, and custodial employees, assuring that they are trained and complete their tasks in a safe, legal, and timely manner. Primary Responsibilities 1. Efficient and effective scheduling of subordinates (and performing work as needed), assuring that work orders and unit make-ready's are completed correctly in a timely manner. 2. Supervise all outside contractors and vendors. Procure all bids and proposals. 3. Keep accurate inventory of all maintenance, gardening, and cleaning supplies and reorder as needed from approved vendors. 4. Keep record of all chemicals and their antidotes in an obvious or conspicuous place. 5. Possess working knowledge of OSHA and safety regulations pertaining to property management and abide by them. 6. Keep accurate records regarding preventative maintenance, apartment refurbishing, annual inspections, and assure all of the above tasks are completed in a timely manner. 7. Assist property manager whenever or wherever possible including, but not limited to annual unit inspections, check-ins and check-outs, checking all grounds and common areas. 8. Make sure that all schedule maintenance on equipment, tools, appliances, or other, based on the manufacturer's recommendations is performed. 9. Have a working knowledge of all maintenance, gardener, custodian, pool, and security positions and assist of fill in whenever required or necessary. 10. Diagnose and perform major, minor and routine maintenance/repair in a timely and professional manner. Ensure all service requests are completed on a daily basis. Accurately document work performed on service request, including parts and return to supervisor by end of day. 11. Possess knowledge of water and gas meter cut-offs, all apartment fixture cut-offs, sewer clean-outs and conspicuous posting of a map of these. 12. Make sure storage area entrances are locked and have adequate lighting. 13. Perform regular inspections of all units, buildings, and common areas, and see that repairs, gardening, and clean up are done and all outside lights in hallways and common areas are replaced. 14. Conduct on-going training of subordinates. 15. Maintain strict confidentiality of all property and resident matters 16. Promote good public relations with residents, coworkers, and company staff through a great "people" attitude and resident trust. Always display a friendly and courteous attitude towards residents and other staff. Education & Experience 1. Requires skill and knowledge equivalent to a high school diploma. 2. Must have
EPA HVAC
certification or be willing to attain them. 3. Must be CPO certified. 4. Must have 5 years of experience in multifamily affordable housing maintenance. 5. Must have knowledge of OSHA safety rules and regulations. 6. Must have management skills. 7. Must be able to work a flex schedule and be on call for emergencies on weekends, evenings, and holidays. 8. Bilingual candidates preferred.
Physical Requirements Vision:
Must be able to read labels, signs, instruction manuals, and work orders.
Physical Mobility:
Must be able to move about property, climb stairs, stretch, and bend. Must be able to lift heavy appliances and tools.
Manual Dexterity:
Must be able to operate machines, use tools, and make general repairs.
Speech:
Must be able to carry on a phone conversation and give clear, concise directions to subordinates.
Stress:
Must be able to work under pressure and meet deadlines Must have a dependable vehicle and valid driver's license.
