Position Summary As the Maintenance Manager , you will oversee interior and exterior repairs, vendor coordination, and maintenance operations across occupied and vacant properties. This role is responsible for ensuring all properties are maintained to company standards while managing projects, supporting maintenance staff, coordinating contractors, and helping minimize downtime, liability risks, and deferred maintenance throughout the portfolio.
Position Responsibilities:
Oversee maintenance programs for roofs, exterior, pavement, drainage systems, trees, and other exterior components Coordinate and supervise repair projects from start to finish Work closely with in-house maintenance teams and outside contractors Manage vendor relationships, bids, contracts, scheduling, and performance Ensure projects are completed on time, within budget, and to company standards Maintain accurate records of inspections, repairs, and maintenance schedules Ensure compliance with local building codes, OSHA standards, and safety regulations Identify and mitigate potential liability or safety hazards across properties
Qualifications:
10+ years of experience in property maintenance, construction, or facilities management Strong knowledge of roofing, paving, drainage, siding, HVAC systems, and exterior repairs Excellent organizational, project management, and problem-solving skills Experience managing contractors and negotiating vendor pricing Ability to prioritize and oversee multiple properties and projects simultaneously Proficiency with maintenance software and Microsoft Office
OSHA 30, EPA
Lead-Safe Certification, or similar certifications preferred Valid driver's license and reliable transportation required Ability to work outdoors in varying weather conditions
