This individual will oversee the daily maintenance operations of the property, supervise the maintenance team, ensure timely completion of service requests and apartment turns, and help maintain a safe, attractive, and well-maintained community for residents. The ideal candidate is a strong leader with expertise in HVAC, plumbing, electrical systems, appliance repair, and general property maintenance who takes pride in delivering exceptional service to residents and supporting the success of their team. Key Responsibilities Supervise, train, coach, and develop maintenance technicians and grounds personnel Coordinate and prioritize service requests, preventive maintenance activities, and apartment turns Diagnose, troubleshoot, and repair HVAC, plumbing, electrical, appliance, and general maintenance issues Develop and oversee preventive maintenance programs to maximize asset performance and minimize costly repairs Conduct routine inspections of buildings, grounds, vacant units, and common areas to ensure property standards are maintained Manage maintenance inventory, supplies, equipment, and vendor relationships Coordinate and oversee contractors and service providers to ensure quality work and cost-effective results Maintain knowledge of building systems, utility shut-offs, fire safety equipment, and emergency procedures Ensure compliance with company policies, safety standards, and applicable regulations Assist with budgeting, purchasing, and cost-control initiatives Maintain accurate work order documentation and property maintenance records Participate in an on-call rotation and respond to emergency maintenance situations as needed Deliver exceptional customer service to residents, vendors, and team members Qualifications Minimum of 3 years of multifamily, apartment, or residential maintenance experience Previous maintenance supervisory or lead maintenance experience preferred EPA Universal Certification required Strong troubleshooting and repair skills in HVAC, plumbing, electrical systems, appliances, and general maintenance Experience managing work orders, preventive maintenance programs, and apartment turns Experience with Yardi or other property management software preferred Strong leadership, communication, and organizational skills Ability to prioritize multiple responsibilities in a fast-paced environment Valid driver's license and reliable transportation High school diploma or GED required Physical Requirements Ability to lift up to 100 pounds Ability to climb ladders, work at heights, and perform physical maintenance tasks Ability to work indoors and outdoors in varying weather conditions Benefits Competitive compensation based on experience Performance-based bonus opportunities Health, dental, and vision insurance 401(k) with company match Paid time off and company holidays Career growth and advancement opportunities
