JOB SUMMARY
Supervise and direct the activities of team members and contracted services in the Facilities Maintenance Department to meet the goals and support the mission of the community and Pinnacle Living in an efficient and professional manner. Job Duties (Essential) Direct and supervise the maintenance personnel, assigns and schedules work by priority and assures timely completion of all work and inspects the work to ensure quality workmanship and adherence to policies and procedures. As assigned by the Director Maintenance & Engineering or by work order: Work independently to install, maintain, or repair a wide variety of building architectural features according to department policies, procedures, and practice. Perform various duties not requiring comprehensive mastery of a specific trade. Assist in the implementation of a comprehensive preventive maintenance program and maintaining records of the same. Assists other team members to complete maintenance and repairs to the physical plant and campus in a timely fashion. Manage specific contracts and contractors. Ensure contractors comply with policies and procedures. Trouble shoots equipment and makes recommendations on repair needs. Makes daily rounds of the facility and specific equipment as assigned and reports repair needs to the Director Maintenance & Engineering. At scheduled times, serves as the designated on-call maintenance person to cover after hour emergency maintenance. Attends safety meetings, in-services, other training and follows department safety procedures makes recommendations for improvements to enhance operation, safety, and efficiency of plant. Assist the Director Maintenance & Engineering in preparation of the annual operating and capital budgets. Manage parts, supplies and tool inventories. Make purchases within established guidelines. Report to Director Maintenance & Engineering on deficiencies beyond the control or capabilities of the maintenance division and assist in planning remedies. Assure compliance with the regulations of the State Health Department, Department of Social Services, VOSH, National Fire Code (NFPA), Life Safety Code and State/Local building codes. Coordinate use of Facilities Maintenance team members with that of other departments to affect the timely set up of furniture and associated equipment for routine and special events and activities. Maintain a comprehensive emergency and quick reference guide to the communities' various systems. Implement and facilitate training and development of team members. Assist with grounds maintenance, including snow and ice removal. Schedule and direct Facilities Maintenance team members in the performance of special and/or occasional services which can be readily incorporated into their routine. Qualifications Advanced knowledge of building maintenance trades and facilities management (electrical, plumbing, HVAC, carpentry, painting) to oversee and supervise the daily maintenance needs of the community. Strong knowledge and understanding of building standards codes and regulatory requirements. Strong ability to diagnose and troubleshoot system issues. Ability to operate specialized and/or complex hand tools, power tools, and tools of the trade. Proficiency with Microsoft Office and Outlook. Good communication skills. Excellent customer service skills. Must work in an on-call capacity to respond to emergency calls.
EDUCATION, EXPERIENCE, CERTIFICATION AND LICENSURE REQUIREMENTS
Technical/vocational degree in a maintenance or skilled-trade field required. Virginia Driver's license with ability to obtain CDL. 2+ years of experience in building/grounds maintenance management
PHYSICAL REQUIREMENTS AND WORKING CONDITIONS
Ability to lift 60lbs, climb ladders, and scaffolding. Ability to work in extreme weather. Ability to wear personal protective gear correctly most of the day. Ability to respond quickly to sounds. Ability to see and respond to dangerous situations.
