Skilled in preventative maintenance, building repairs, grounds maintenance, minor pool maintenance and troubleshooting, and coordinating small contracting projects. Experienced in maintaining safe, clean, and attractive community facilities while working independently or as part of a team. Complete preventative maintenance inspections to identify and correct maintenance issues before they become costly repairs. Maintain community amenities including playgrounds, picnic areas, sidewalks, parking lots, recreational facilities, and landscaped common areas. Perform drywall repairs, painting, caulking, trim work, flooring repairs, and general carpentry. Complete basic plumbing repairs including faucets, toilets, drains, irrigation systems, and restroom fixtures located in community facilities. Troubleshoot and perform minor electrical repairs including lighting, outlets, switches, ceiling fans, and exterior lighting within scope of responsibility. Perform minor pool maintenance including, cleaning pool areas, and troubleshooting basic pool equipment issues while coordinating major repairs with licensed pool contractors. Maintain clubhouse, pool house, and HOA office buildings to ensure a clean, safe, and welcoming environment for residents and guests. Install signage, benches, fencing, community fixtures, bulletin boards, shelving, and other common area improvements. Perform pressure washing of sidewalks, pool decks, buildings, and other community surfaces. Maintain landscaping, irrigation systems, flower beds, trees, shrubs, and turf throughout HOA common areas. Operate and maintain maintenance equipment including mowers, trimmers, blowers, pressure washers, and other landscaping equipment. Coordinate with outside contractors for larger repair and improvement projects. Maintain accurate work orders, maintenance logs, inspection reports, and inventory records. Follow OSHA safety standards and HOA policies to ensure a safe work environment. Respond promptly to maintenance requests involving HOA-owned facilities and common property.
