Superintendent Description of Position:
Job Summary:
This half time position is responsible for the overall maintenance and operation of district facilities including the Decatur School, on a 12-month basis. The position maintains heating, plumbing, electrical systems, and grounds for the district, troubleshoots and repairs district equipment, and orders supplies or parts as needed. Responsibilities include serving as liaison with sewer, water, and other services and coordinating major maintenance projects with outside contractors and preparing reports. Conducts basic maintenance on transportation vehicles, such as replacing headlamps, wiper blades, etc. Assists Superintendent in long-range facility planning and maintenance.
Duties and Responsibilities:
1. Works with contractors and colleagues to adjust and maintain school buildings' heating and cooling systems; completes minor repairs on buildings' electrical and plumbing systems (ie replace burned out bulbs, unclog toilets). The director of maintenance also communicates with contractors for service as needed. 2. Makes minor repairs on roof, interior and exterior walls, ceilings, and other surfaces. Arranges for major repairs with outside contractors. 3. Repairs or oversees repair of district maintenance equipment and works with the Transportation Director to support transportation and vehicle maintenance; provides assistance to drivers in dealing with specific situations. 4. Works with superintendent and general contractors during capital projects and obtains necessary training in new systems. 5. Communicates with supervisor concerning district maintenance matters; maintains communication with contracted workers. Sets up and dismantles risers for school functions. Assists with lunchroom tables and clean up as needed. 6. Coordinates maintenance of school grounds including athletic field. Shovels snow using necessary equipment. Repairs and maintains playground equipment and coordinates installation of new playground equipment. 7. Orders, stores, and distributes certain supplies and chemicals needing safety storage. Takes periodic inventory. Travels off-island to obtain equipment. 8. Assists as district safety coordinator and is a safety committee member. Inspects district facilities and grounds for safety. Takes action and provides safety information to supervisor. Prepares reports as required. 9. Responds to building emergencies and takes appropriate action. 10. Oversees and responds to approved work orders. Cleans and secures tools and equipment. Maintains a clean and orderly maintenance shop. Reports unusual facility conditions to the administrators. 11. Performs other tasks as needed and as requested by staff and approved by the assigned administrator. 12. Maintains dumpster area, disposes of items that cannot be sent with trash or recycling. 13. Coordinates maintenance of fire sprinkler/protection systems. 14. Coordinates and collaborates with Principal, A.D., Tech Director, Special Ed Director, etc. as needed.
MINIMUM QUALIFICATIONS
High school graduation or equivalent and skill in reading, writing and communication. Training and experience in building maintenance and custodial procedures. Specific experience in operating heating & cooling systems, electrical & plumbing systems, and water & sewage systems.
Knowledge, Skills and Abilities:
1. General knowledge of HVAC, electrical, water and plumbing systems. 2. Knowledge of building maintenance and operations procedures. 3. Knowledge of cleaning chemicals and their use and storage. 4. Skill in using maintenance equipment. 5. Ability to troubleshoot major equipment problems and make repairs. 6. Ability to lift 50 pounds. 7. Ability to respond effectively to building emergencies. 8. Knowledge of bus maintenance and repair procedures. 9. Knowledge of supervisory procedures. 10. Ability to maintain accurate records and prepare budgets as requested. 11. Ability to troubleshoot and resolve maintenance and transportation vehicle problems. 12. Effective oral and written communication skills. 13. Ability to establish and maintain effective working relationships with the staff and the public. 14. Demonstrated personal safety and ability to promote safety in the work place, including abstinence from the influence from alcohol and other illicit substances while on the job.

Licenses/Special Requirements:
1. Valid Washington State driver certification and driver's license with intermediate endorsement. 2. First aid and CPR as required by district.
Working Conditions:
Required to lift and carry heavy supplies and equipment. Works around machinery and at heights. Required to troubleshoot a variety of equipment. Use of hazardous chemicals requires safety awareness. Experiences interruptions. Often works with public, staff, and parents. On call for emergencies.
