Rove is a brand-new, Class A, 217-home apartment mid-rise community located in the heart of downtown Redmond, Washington. As we prepare to welcome our first residents, we are seeking a hands-on, driven, and customer-focused Maintenance Supervisor to lead all aspects of maintenance operations during this exciting lease-up phase. This is a unique opportunity to help establish operational excellence from day one, build maintenance processes and standards, oversee warranty and punch-list completion, and create an exceptional living experience for future residents. PCP is a multifamily development company focused on land acquisition, development, and long-term holdings in high-growth lifestyle markets. As we continue to grow, we are seeking a skilled and experienced Maintenance Supervisor to join our team. The ideal candidate has experience in maintenance supervision for residential properties. Key Responsibilities Troubleshoot and perform all necessary repairs to the apartment community, including plumbing, painting, landscaping, HVAC, carpentry and electrical. Installation of new appliances as needed. Assist in maintaining the exterior of the property to provide clean and acceptable curb appeal at all times. Oversee and manage the maintenance budget; ensure all projects and scheduling falls within budgetary guidelines. Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including: preventive and predictive maintenance, installation and repairs of MEP equipment, service requests, turns, cleaning of grounds and common areas. Oversee the maintenance staff. Including the hiring, training, and performance of all required tasks and to ensure all PCP policies, procedures and safety practices are applied and followed. Conduct regular safety inspections of the property, identify and correct any unsafe practice or situation and train all maintenance staff in the correct handling of chemicals, supplies and equipment. Participates in various department or regional meetings and community events, leads safety and department meetings with staff members. Coordinate with vendors and contractors in regards to the installation, maintenance and repair of all work contracted out. Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors. Inspect the work of vendors for quality and conformance to specifications and cost requirements Purchase / order maintenance supplies, materials and appliances in an efficient and cost effective manner. Ensure inventory is appropriately stocked and maintained. Ensure Service Requests are appropriately assigned and completed by team within required time frame. Ensure Make-readies and other maintenance projects are completed accurately and timely according to PCP's quality standards. Maintains and updates all assigned service requests until each assignment is completed and closed. Ability to troubleshoot and train, and providing technical guidance to the maintenance staff on various items related to specific building trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for the purpose of assessing item functioning and recommending repair or replacement. Must comply with all OSHA safety regulations, federal, state and local applicable laws regarding health, safety or environment, including PCP's standard operating procedures and policies. Ensure service requests, make-readies and other maintenance projects are completed accurately and timely according to PCP's quality standards. Identify, suggest and implement new projects and energy efficiency measures that benefit and modernize the facility and PCP. Conduct performance evaluations at the end of the year. Additional duties as assigned. Qualifications A minimum of 1-2 years of related experience. High school diploma or equivalent is required. Strong knowledge in troubleshooting and repairing HVAC systems. HVAC certification is required. Excellent verbal and written communication skills. Ability to multitask, stay organized and meet deadlines. Able to be on-call for responding to after-hours emergencies. Excellent customer service skills. Must be able to lift up to 100 lbs.
