Position Summary The Maintenance Supervisor is responsible for overseeing the daily operations of the property's maintenance functions, ensuring facilities and equipment are maintained in optimal condition. This role directs and supports the maintenance team, coordinates repairs and renovations, manages vendor relationships, and ensures compliance with safety and operational standards to provide a high-quality living environment for residents. Key Responsibilities Inspect facilities and equipment to determine service needs, required resources, and staffing requirements. Assign and oversee maintenance, repair, and renovation tasks; secure bids for outside contractor work as needed. Direct contracted projects to ensure adherence to specifications and quality standards. Purchase building and maintenance supplies, machinery, and equipment. Plan, track, and manage the maintenance department budget. Maintain accurate records of labor, materials, and costs; prepare cost reports for management. Review and recommend contractor bids for approval. Support property upkeep, including cleaning and unit turnovers as needed. Participate in regular meetings and training sessions. Promote safe work practices and promptly address safety and security concerns. Qualifications One-year certificate from a college or technical school, or three to six months of related experience/training, or an equivalent combination of education and experience. Proven leadership skills with experience supervising a maintenance team. Strong problem-solving, planning, and organizational skills. Ability to read and interpret instructions, correspondence, and basic technical documents. Basic math and measurement skills, including algebra and geometry. Physical ability to perform property inspections and maintenance work, including lifting up to 50 pounds, standing/walking for extended periods, and working in varied weather conditions.
