Over the next 60-90 days, we will begin consulting services for 11 skilled nursing facilities throughout Washington and Oregon. To provide meaningful consulting services, we need to hire an inspired Washington based consultant team. These individuals will not only be experts in their respective disciplines, but will have hearts that are ready to uplift, nurture and heal all lives they impact as representatives of Kalesta Healthcare. POSITION SUMMARY
The primary purpose of your position is to plan, organize, develop, and direct the overall operation of the Maintenance and Housekeeping Departments in accordance with current federal, state, and local standards guidelines, and regulations governing our Facility and to assure that our Facilities are maintained in a clean, safe, and comfortable manner.

This position is responsible to the Administrator.

ESSENTIAL JOB FUNCTIONS
Ensure that all interior fixtures in good repair including walls, woodwork, handrails, nurses call systems, light fixtures, furniture, etc., in accordance with established procedures Ensure that plumbing, electrical, heating, ventilation and air conditioning systems are maintained according to established procedures, manufacturer's instructions and county, state, and federal laws and regulations, as applicable. Troubleshoot failures in plumbing, electrical, heating, air conditioning or appropriate ventilation systems and obtain the services of appropriate licensed service firms, under direction from the Administrator Respond promptly and provide direction for emergency repair requests Ensure that the Maintenance Log is up to date, including: Running the emergency generator (every 14 days) Checking fire alarms, fire extinguishers, smoke and heat detectors and sprinkler systems Checking water temperatures (daily) Checking, oiling and cleaning facility fans (monthly) Notation of all service company visits Checking oxygen rooms and/or s systems (weekly) Checking call lights (daily - monthly) Cleaning and replacing filters on ventilation system Ensure that the exterior of the building in good repair, including: Painting as necessary Semi-annual pipe and duct cleaning Keeping grounds neat and clean Maintain workshop and mechanical room in a neat and clean condition and free from hazards. Ensure that paints and other flammable materials are properly stored Clean garbage cans and refuse area Oversee general repair, including fixing: Broken windows and screens Loose handrails or grab bars Loose or wobbly furniture legs Loose doorknobs or door fixtures Repair and maintain wheelchairs Periodically inspect and clean roof and gutters and repair same if necessary Assure the preventative maintenance schedule is met and properly recorded: Mechanical patient lifts Grease trap kitchen Dryers and washers Refrigerator and freezers Dishwasher Ice Machines Shower chairs Hair Dryers Shower hoses Suction machines Generator Call System Heating/cooling system Vehicles of facility Etc. Maintain required Material Safety Data Sheets (MSDS) Practice infection control policies and procedures of the department and facility Practice safety procedures of the department and facility React appropriately to emergencies and disaster situations Participate in Quality Assurance programs Oversee the maintenance, housekeeping and laundry departments, including receiving reports from and providing guidance to the Housekeeping and Laundry Supervisors/Leads Be courteous, considerate and cooperative when communicating with all facility personnel, residents and public Attend in-service training and other staff meetings as required Attend and participate in facility committee meetings as required Responsible for conducting or overseeing monthly Fire Drills, Internal Disaster and every six (6) months the External and Mass Casualty Drills
JOB FUNCTIONS
Demonstrate knowledge of, and respect for, the rights, dignity and individuality of each resident in all interactions Appreciates the importance of maintaining confidentiality of resident and facility information Demonstrate honesty and integrity at all times in the care and use of resident and facility property Must be neat and clean and well-groomed appearance Ability to read, speak and understand English, follow directions and complete the assigned responsibilities of the department Ability to perform a variety of maintenance tasks in health care setting. Including some carpentry, plumbing, painting, cleaning and general repair Ability to work independently Ability to troubleshoot mechanical or electrical failures in facility's systems Dependability Other duties as assigned by the Administrator
PHYSICAL CAPACITIES
(With or Without the Aid of Mechanical Devices) Must be able to move intermittently throughout the workday. Must be able to see and hear or use prosthetics that will enable these senses to function adequately to ensure that the requirements of this position can be fully met. Must meet the general health requirements set forth by the policies of this facility which includes an annual TB screening and physical examination. Must be able to stand for extended periods of time. Must be able to lift and carry up to 50 pounds. Frequent crawling, climbing, bending, squatting, twisting and reaching. Must be able to bend, squat, push, stoop and pull. Must be able to cope with the mental and emotional stress of the position.
Experience:
Must possess, as a minimum, a high school diploma or GED, and have a minimum, five (5) years' experience in a supervisory capacity, in a maintenance position and preferably a dual management role of Housekeeping and Maintenance. Must be knowledgeable of boilers, compressors, generators, Beds, HVAC, PTAC, etc., as well as various mechanical, electrical and plumbing systems. Must have the ability to read and interpret blueprints. Must be knowledgeable in building codes, OSHA and safety regulations.
Specific Requirements:
Must have a valid Driver's License. Daily travel and some weekends and after hours when issues arise. Ability to find long term solutions to situations as they arise. Preferred 3-years' experience with the TELS platform. Ability to coordinate remodels and large-scale projects with dedicated timelines and budgets. Must possess the ability to make decisions when circumstances warrant such action. Long term solutions to issues as they arise. Must be knowledgeable of maintenance practices and procedures, as well as the laws, regulations and guidelines governing maintenance functions in nursing care facilities. Great communication skills, weekly reporting to Plant Operations Director. Must possess exceptional leadership ability and willingness to work harmoniously, shoulder to shoulder with and supervise other personnel. Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices. Must possess the ability to plan and carry out programs in repair, new construction, and equipment installation.
ENVIRONMENTAL CONDITIONS
Primarily inside work, normal temperatures, some noise, occasional fumes/odors, chemical exposure and potential exposure to bloodborne pathogens. This job cannot be performed without exposure to the stresses associated with an intimate, 24-hour skilled care environment that delivers care and services primarily to disabled and cognitively impaired residents in an aging population. Examples of these stresses include but are not limited to emergency health or safety response, weekend and holiday duty, unusual or impaired behavior by residents, family reactions to having a loved one in a nursing home, death and dying, oversight of state surveyors, ombudsmen and federal officials, presence of consultants and attorneys, and variable involvement of medical staff. Requirements for the position are as follows… Experience in Long Term Care maintenance with a minimum of 5 years in a LTC management role. Preferably a dual role of housekeeping and Maintenance. Great communication skills, weekly reporting to Plant Operations Director. Cooperative and assistive demeanor. Working shoulder to shoulder with the maintenance teams on medium to large projects. Ability to find long term solutions to situations as they arise. Preferred 3-years' experience with the Tels platform Knowledge of compliance with Life Safety Code regulations (state and federal). Ability to understand architectural plans and help to complete projects through DOH. Familiarity with OSHA compliance standards Ability to coordinate remodels and large-scale projects with dedicated timelines and budgets. Daily travel and some weekends and after hours when issues arise.
