Job Description
Are you the kind of person who can fix a leaky pipe, calm down a frustrated resident, and still make it to Menards before closing? Good. We should talk. We're a small, faith-based property management company that truly cares about our residents and our team. We're looking for a hands-on Maintenance Manager who takes pride in their work, shows up when they say they will, and knows when to grab a wrench...and when to call in backup. The definition of Manager to us? Being able to manage yourself and be the owner of all things residential maintenance-related.
WHAT YOU WILL DO
Lead day-to-day maintenance across 6 buildings owned by the same property owner and in the same city, less than 2 miles apart from each other (no driving all over the county) Personally handle repairs (plumbing, electrical, HVAC, carpentry) or coordinate vendors when needed Own the maintenance process from start to finish: scheduling, tracking, and closing out work orders Respond to requests quickly and professionally (no duct tape "solutions") Schedule and conduct inspections and preventative maintenance (future-you will thank you) Coordinate vendors and keep projects moving Take on unit turns from light repairs to full renovations. Some units are quick refreshes while others require full gut-and-rebuild work (demo, rebuild, and bring it back to life) Keep tools, supplies, and inventory organized (we like knowing where things are) Communicate clearly with residents and our office teamWHAT THIS ROLE IS
A hands-on, on-site role : you're in the work, not watching it from a distance You own the maintenance operation day-to-day (work orders, repairs, follow-through), using our standard maintenance timeless expectations as your guide You're the point person for getting things fixed right and on time You work independently but stay connected with the office team You coordinate vendors when needed, but you're not managing a staffWHAT MAKES YOU A GREAT FIT

You take pride in your work and don't cut corners You've got 3+ years of maintenance experience You know your way around repairs...and your limits You leave things better than you found them (and cleaner) You can handle a busy day without losing your cool You set realistic timelines...and you meet them You understand that vacant units don't make money , and you work with urgency to keep turns moving (e.g., typical unit turn target: under 10-14 days) You take ownership of your schedule and follow through without constant oversight When challenges come up (because they will), you adjust, communicate, and still get it done You're comfortable with basic tech (if you can reboot a router without swearing at it, you're ahead of the game) and you aren't afraid of using computer software You've got a valid driver's license and reliable transportation We're a good fit for someone who figures things out, not someone who collects reasons why things didn't get done.WHAT YOU'LL ACTUALLY LIKE THIS JOB
