Salary - based on experience About Us We are a vertically integrated real estate development and property management company focused on luxury multifamily communities and commercial properties. Our growing portfolio includes three apartment and townhome communities totaling 273 units: One stabilized, fully occupied property One community nearing stabilization One community in active lease-up We are seeking a Property & Maintenance Manager to oversee daily operations, maintenance, staff leadership, and overall property performance with a high standard of professionalism and service. Position Overview The Maintenance Manager is responsible for the physical condition, operational performance, and resident satisfaction across the portfolio. This role bridges property management and maintenance leadership, ensuring that systems, people, and vendors operate efficiently and professionally. You will work closely with ownership, leasing staff, and on-site team members to maintain asset quality, control costs, and support leasing velocity—especially during lease-up. Key Responsibilities Property Operations Oversee day-to-day operations of all properties Maintain consistent service standards across stabilized and lease-up assets Support leasing by ensuring units and common areas are tour-ready Manage emergency response protocols and after-hours escalation Maintenance & Asset Care Supervise preventive maintenance programs Ensure timely and high-quality completion of work orders Oversee unit turns, inspections, and warranty coordination Maintain accurate records of repairs, warranties, and equipment Team Leadership Manage and schedule maintenance staff Set expectations, monitor performance, and provide guidance Coordinate subcontract labor as needed Maintain professional standards and accountability Vendor & Budget Oversight Manage vendor relationships and service contracts Track warranties and service agreements Assist with budgeting, cost control, and invoice review Systems & Reporting Utilize AppFolio for work orders, inspections, and communication Maintain organized documentation, SOPs, and property records Communicate clearly with ownership regarding property conditions and priorities All other duties as assigned Qualifications 3+ years of multifamily property and/or maintenance management experience Strong working knowledge of building systems (HVAC, plumbing, electrical, general construction) Experience supervising maintenance staff and vendors Organized, proactive, and calm under pressure Strong written and verbal communication skills Comfortable working across multiple properties Experience with AppFolio or similar PMS preferred Valid driver's license What We Offer Competitive compensation based on experience Company Phone & Computer Opportunity to manage high-quality assets Long-term growth as portfolio expands Supportive but accountable operating environment
