Job Summary:
We are seeking an experienced Director of Maintenance to lead all maintenance and plant operations for our skilled nursing facility Careview Transitional Care of Weston. This leadership role is responsible for ensuring the facility is safe, compliant, well-maintained, and comfortable for residents, staff, and visitors. The Director of Maintenance oversees preventive maintenance programs, supervises maintenance staff, manages vendors, and ensures compliance with all federal, state, and local regulations.
Responsibilities:
Plan, organize, direct, and evaluate all maintenance department operations Develop and implement preventive maintenance programs for building systems and equipment Supervise, train, evaluate, and discipline maintenance staff as needed Ensure compliance with life safety codes, OSHA standards, infection control practices, and facility policies Coordinate maintenance activities with nursing, dietary, housekeeping, and other departments Conduct routine inspections of the facility, equipment, and grounds Respond to maintenance emergencies and participate in on-call rotation Manage vendor services, contracts, and work orders Assist with surveys and inspections; develop and implement plans of correction Maintain accurate records, reports, inventories, and department documentation Assist with budgeting, forecasting, and cost control for maintenance operations
Rquirements:
High school diploma or equivalent required Minimum of 3 years of supervisory experience in maintenance, plant operations, or a related field Experience in a healthcare or long-term care setting strongly preferred Knowledge of HVAC, plumbing, electrical systems, boilers, generators, and general building maintenance Working knowledge of building codes, safety regulations, and life safety requirements Ability to read and interpret blueprints and technical documents Strong leadership, communication, and organizational skills Ability to make independent decisions and manage multiple priorities
Physical & Work Requirements:
Ability to lift, push, pull, or carry up to 25 pounds Frequent walking, standing, bending, and climbing throughout the facility Exposure to maintenance-related hazards, including chemicals, dust, and infectious materials Must be able to respond to emergencies, including evenings, weekends, and holidays Join a team committed to putting people first—every resident, every day. Working Conditions Works in office areas as well as throughout the facility (i.e., power rooms, resident rooms, therapy rooms, dietary, etc.). Moves intermittently during working hours. Is subject to frequent interruptions. Is involved with residents, personnel, visitors, government agencies/personnel, etc., under all conditions and circumstances. Is subject to hostile and emotionally upset residents, family members, personnel, and visitors. Communicates with maintenance personnel and other department directors. Works beyond normal working hours and on weekends and holidays when necessary, as well as in other positions as needed. Is subject to call back during emergency conditions (e.g., severe weather, evacuation, post-disaster, etc.). Is required to be on-call for emergency situations. Attends and participates in continuing educational programs. Is subject to injury from falls, burns from equipment, odors, etc., throughout the workday, as well as to reactions from dust, disinfectants, tobacco smoke, and other air contaminants. Is subject to exposure to infectious waste, diseases, conditions, etc., including TB and the AIDS and Hepatitis B viruses. May be subject to the handling of and exposure to hazardous chemicals. Maintains a liaison with other department supervisors to adequately plan for maintenance services/activities. May be required to work in cramped spaces and in adverse weather conditions. Education Must possess, as a minimum, a high school education or its equivalent. Experience Must have, as a minimum, three (3) years experience in a supervisory capacity, in a maintenance/plant related position. Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical and plumbing systems. Must have the ability to read and interpret blueprints. Must be knowledgeable in building codes and safety regulations. Specific Requirements Must be licensed in accordance with current applicable standards, codes, labor laws, etc. Must be able to read, write, speak, and understand the English language. Must possess the ability to make independent decisions when circumstances warrant such action. Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public. Must be knowledgeable of maintenance practices and procedures, as well as the laws, regulations and guidelines governing maintenance functions in nursing care facilities. Must possess leadership ability and willingness to work harmoniously with and supervise other personnel. Must have the ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, procedures, etc., of the Maintenance Department. Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of maintenance areas; must perform regular inspections of resident rooms/units for order, safety, and proper performance of equipment. Must have patience, tact, a cheerful disposition, and enthusiasm, as well as be willing to handle residents based on whatever maturity level they are currently functioning. Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices. Must possess the ability to plan and carry out programs in repair, new construction, and equipment installation. Must be able to relate information concerning a resident's condition. Must not pose a direct threat to the health or safety of other individuals in the workplace. Physical and Sensory Requirements (With or Without the Aid of Mechanical Devices) Must be able to move intermittently throughout the workday. Must be able to speak and write the English language in an understandable manner. Must be able to cope with the mental and emotional stress of the position. Must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met. Must function independently and have flexibility, personal integrity, and the ability to work effectively with the residents, personnel, and support agencies. Must meet the general health requirements set forth by the policies of this facility, which include a medical and physical examination. Must be able to relate to and work with ill, disabled, elderly, emotionally upset, and, at times, hostile people within the facility. Must be able to push, pull, move, and/or lift a minimum of 25 pounds to a minimum height of 5 feet and be able to push, pull, move, and/or carry such weight a minimum distance of 50 feet. May be necessary to assist in the evacuation of residents during emergency situations.
