Position Summary:
The Service Technician - Build-to-Rent (BTR) is responsible for maintaining the physical integrity, safety, and appearance of multiple residential communities. This role performs a wide range of maintenance and repair services, including preventive maintenance, apartment turn preparations, work order completion, and support for construction or rehabilitation projects. The ideal candidate is highly organized, customer-focused, and capable of managing maintenance responsibilities across one to four communities simultaneously. This position requires independent decision-making, strong technical skills, and a commitment to delivering exceptional service to residents and team members. Essential Duties and Responsibilities Maintenance & Repairs Respond to and complete service requests using the company work order system. Prioritize daily work assignments in coordination with the Community Manager and Service Manager. Diagnose and repair maintenance issues, including: HVAC systems, Electrical systems, Plumbing, Appliances, Carpentry, Drywall, and painting Interior and exterior building components, Common areas, and grounds maintenance Complete apartment make-readies and ensure units meet company standards for occupancy. Minimize callbacks by ensuring repairs are completed accurately and efficiently. Perform preventive maintenance in accordance with company policies and established maintenance programs. Property Inspections & Safety Conduct regular property walks and inspections to identify maintenance concerns and safety hazards. Report hazardous conditions to management and assist in correcting issues when appropriate. Maintain compliance with OSHA regulations, local building codes, and company safety policies. Support emergency response efforts related to maintenance and severe weather events. Resident & Team Support Provide exceptional customer service to residents and internal team members. Respond to resident maintenance requests within established service standards. Collaborate with office staff and management to complete move-in and move-out inspections. Communicate unit readiness to management once repairs and preparations are complete. Inventory & Operations Assist with inventory management, supply ordering, and material pickups as needed. Maintain accurate records of completed work and maintenance activities. Participate in the rotating on-call schedule and respond to after-hours emergencies when required. Perform other duties as assigned to support community operations. Minimum Qualifications Minimum one (1) year of experience in general maintenance, apartment maintenance, facilities maintenance, or related trades. Working knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance. Basic computer skills and ability to utilize maintenance management software. Understanding of OSHA regulations and workplace safety practices. Ability to work independently while managing multiple priorities and deadlines. High School Diploma or GED preferred. Must possess and maintain personal industry-standard hand tools. Valid driver's license and reliable transportation required. Ability to travel between multiple community locations. Preferred Qualifications HVAC Certification or willingness to obtain certification. EPA Certification (Type II, 410A, or equivalent) or ability to obtain. Previous experience in multifamily, single-family rental, or Build-to-Rent communities preferred. Work Schedule Monday through Friday (schedule may vary based on business needs) Overtime may be required Participation in an on-call rotation is required Must be available to respond to emergency maintenance situations outside normal business hours when assigned Physical Requirements & Work Environment The physical demands described below are representative of those required to successfully perform the essential functions of this position: Frequently lift and carry up to 50 pounds Stand, walk, bend, stoop, crawl, kneel, and climb stairs regularly Use hands and arms for grasping, reaching, pushing, pulling, and manipulating tools and equipment Work indoors and outdoors in varying weather conditions Operate a motor vehicle when traveling between communities Maintain full range of motion and mobility necessary to perform maintenance tasks safely BH is an Equal Employment Opportunity Employer.
