Job Description

Position Summary The Property Management Service Technician is responsible for maintaining and repairing building systems and common areas across a portfolio of condominium and commercial properties. This role combines hands-on service work with preventive maintenance, inspections, and emergency response. The ideal candidate is a skilled troubleshooter who takes pride in quality workmanship, communicates professionally with residents and clients, and works effectively both independently and as part of a team. Essential Responsibilities Service and Repairs Diagnose and perform repairs involving plumbing, electrical, HVAC, carpentry, doors, locks, appliances, and other building components. Respond to service requests in a timely and professional manner. Troubleshoot mechanical and building system issues and determine appropriate corrective action. Maintain a high standard of workmanship and jobsite cleanliness. Preventive Maintenance Perform scheduled preventive maintenance on boilers, pumps, domestic water systems, HVAC equipment, exhaust fans, common area lighting, and other building components. Replace filters, batteries, belts, and other consumable components as required. Assist with seasonal maintenance tasks and recurring property inspections. Identify and report deficiencies before they become larger issues. Property Inspections Conduct routine inspections of buildings, roofs, mechanical rooms, garages, and common areas. Identify safety hazards and maintenance concerns. Document findings with photographs and detailed notes. Emergency Response Participate in the rotating on-call schedule. Respond promptly to after-hours emergencies, including leaks, flooding, loss of heat, power outages, and life safety issues. Take appropriate action to mitigate damage and coordinate emergency vendors when required. Documentation and Communication Maintain accurate service records using company software and mobile applications. Communicate clearly with residents, property managers, and supervisors regarding work performed and recommendations. Provide photographs and detailed notes for completed work. Maintain inventory of tools, parts, and supplies in assigned vehicles. Customer Service Represent the company professionally while interacting with residents, board members, vendors, and coworkers. Deliver exceptional customer service and maintain positive relationships with clients. Communicate respectfully and professionally in all situations. Qualifications Required Minimum of 3 years of experience in building maintenance, facilities maintenance, or property management. Strong troubleshooting and problem-solving skills. Ability to work independently and prioritize tasks effectively. Valid driver's license with an acceptable driving record. Ability to lift 50 pounds and work on ladders and rooftops. Preferred Experience with condominium or multifamily properties. Familiarity with boilers, pumps, water systems, and mechanical equipment. Work Schedule Full-time position. Monday through Friday, 8:00 AM - 4:30 PM. Technicians are assigned on-call duty for approximately one week per month and are expected to be available to respond to emergency service calls during evenings, weekends, and holidays while on rotation .
