Job Description
Property Manager - Village of Four SeasonsPosition Overview The Property Manager oversees daily operations, infrastructure maintenance, seasonal preparation, and contractor coordination throughout the Village of Four Seasons. This role works closely with the Water Operator and leads the maintenance team to ensure the Village remains safe, functional, and welcoming for all residents and guests. The Property Manager is expected to uphold high standards of professionalism, responsiveness, and operational excellence. Core Responsibilities1. Water & Sewer Systems Collaborate with the Water Operator to monitor, maintain, and troubleshoot utility infrastructure Support compliance with environmental regulations and operational standards Assist with daily reporting, system checks, and coordination of operational needs 2. Maintenance Oversight Oversee routine maintenance tasks across the Village, including grounds, facilities, equipment, and common areas Supervise daily maintenance tasks, seasonal preparation, and urgent repairs Direct maintenance staff and ensure timely execution of assigned duties Maintain workflow, prioritize tasks, and uphold community standards Perform hands‑on maintenance work when necessary 3. Emergency Response Serve as the primary point of contact during storms, outages, and infrastructure failures Coordinate rapid response efforts and maintain clear communication with residents and leadership Ensure continuity of essential services during adverse conditions 4. Contractor Coordination Manage external vendors and contractors for building repairs, upgrades, and specialized projects Ensure all contracted work meets Village specifications, timelines, and budget guidelines Oversee project progress and maintain accurate documentation 5. Building Inspections & Compliance Conduct regular inspections of common buildings and shared areas Enforce safety protocols and ensure compliance with applicable codes and standards Identify long‑term maintenance needs and recommend improvements 6. Resident & Community Support Respond to resident concerns, maintenance requests, and community issues in a timely and professional manner Maintain a visible presence throughout the Village to support residents and uphold community standards 7. Administrative & Reporting Duties Document maintenance activities, supply needs, and equipment usage Communicate regularly with management regarding ongoing issues, project status, and operational needs Assist with budgeting input for maintenance supplies, repairs, and equipment 8. Snow Removal (Winter Months) Oversee all snow removal operations throughout the Village Coordinate plowing, salting, cindering, and walkway clearing to ensure resident safety Monitor weather forecasts and prepare equipment, materials, and staffing ahead of storms Ensure snow removal routes are followed efficiently, including roads, cul‑de‑sacs, walkways, and high‑traffic areas Communicate with staff regarding storm response plans, priorities, and safety procedures Identify equipment needs and report issues promptly to ensure uninterrupted winter operations Availability Requirements Must be reachable during off‑hours for emergency response Expected to assist during severe weather events, infrastructure disruptions, and urgent maintenance needs Skills & Expectations Strong knowledge of property systems, seasonal maintenance cycles, and infrastructure operations Calm under pressure, dependable, and solution‑oriented Strong leadership and communication skills Ability to lead a small team and maintain workflow Commitment to the Village's standards of safety, professionalism, and community pride Light carpentry & mechanical skills Computer skills (MS Word, Excel, Teams)
