Job Description

Willner Properties is seeking a hands-on, experienced Maintenance Manager to lead maintenance operations across our mixed-use portfolio of office, retail, and residential properties in the King of Prussia area. This is a leadership role for someone who is both technically strong and operationally organized. A professional who knows the trades, can run a crew, can obtain three bids before lunch, and who isn't afraid to grab a tool belt. About Us Willner Properties is a privately held real estate development, leasing, and management company based in King of Prussia, PA. We own and manage a mixed-use portfolio of office, retail, and residential properties. We operate lean, we move quickly, and we expect accountability. Who This Role Is For This role is for a take-charge Maintenance Manager who: Is well-versed in building systems (HVAC, plumbing, electrical, roofing, general construction) Has real field experience, not just oversight experience Can lead technicians while still contributing in the field Knows how to manage vendors and hold them accountable Is organized and understands budgets Takes pride in clean shops, organized tools, and stocked inventory Communicates clearly and consistently with ownership Understands that tenant relationships matter If you want to hide behind email, this is not your job. Key Responsibilities Leadership & Team Management Supervise and support maintenance technicians Establish daily, weekly, and preventative maintenance schedules Train, mentor, and evaluate team members Promote a professional, team-oriented work environment Hands-On Maintenance Troubleshoot and repair building systems Respond to work orders efficiently and professionally Conduct regular property inspections Assist with HVAC, plumbing, electrical, and general repairs Vendor & Project Oversight Solicit and compare competitive bids Coordinate and supervise outside contractors Manage repair and improvement projects from start to finish Ensure projects are completed on time and within budget Operations & Organization Maintain accurate work order records Monitor inventory, tools, and supplies Keep maintenance facilities organized Assist in developing and managing maintenance budgets Ensure compliance with safety standards Communication Provide regular updates to management Maintain positive relationships with tenants and residents Document maintenance activity clearly and thoroughly Qualifications 5+ years of hands-on maintenance experience (commercial and/or multifamily preferred) 2+ years in a supervisory or leadership role Strong knowledge of HVAC, plumbing, electrical, and general building systems Experience obtaining and reviewing contractor bids Strong organizational and communication skills Proficiency with email, Excel, and maintenance tracking systems Valid driver's license What We Offer Competitive compensation based on experience Stable, established company with long-term growth opportunity Leadership role with meaningful responsibility Supportive and collaborative work environment If you are a motivated maintenance professional who takes pride in both leadership and craftsmanship, we encourage you to apply.
