AMERICAN BEHAVIORAL HEALTH SYSTEMS, INC. DEPARTMENT - FACILITIES JOB DESCRIPTION

Facilities Manager Job Summary:
To perform maintenance duties and tasks related to the physical plant. May include grounds maintenance when requested. Conducts preventive maintenance and tasks as assigned.
Qualifications:
Minimum:
Three years' experience in the areas of grounds and inside/outside building maintenance. Expertise in the areas of carpentry, plumbing, landscaping, other minor repairs, and problem solving. The experience in and the ability to manage many tasks and activities at one time and to direct and coordinate the activities of others, when directed by the Maintenance Foreman.
Skills in:
Operating and maintaining power tools, inventory control, supervising clients in a respectful and understanding manner, ability to drive a one-ton and larger van, and skills in written and verbal communication.
Physical Demands:
Must be able to sit, stand, push, bend, pull climb, lift, and walk. Must be able to lift 50 pounds. Must be able to push, pull, and lift up to 50 pounds. Ability to use hands to fingers.
Work Environment:
Moderate noise (inpatient residential treatment facility, light to moderate traffic). Includes outdoor activities and exposure to and use of machinery. Requires some travel between facilities.
ESENTIAL DUTIES AND RESPONSIBILITIES
include the following. Other duties may be assigned. 1. To perform preventive maintenance duties as assigned by Foreman and per schedule. 2. To perform maintenance/grounds tasks. 3. Ensures compliance to contractual obligations, ABHS policies, and state statues (WACs). 4. Maintain overall appearance and repair of the treatment service buildings. May include grounds maintenance when requested. 5. Perform minor and major repairs and renovations in and outside of buildings. 6. Assess need for improvements and projects as well as planning such projects in coordination with Foreman. 7. Perform maintenance repairs with needs and cost in mind. 8. Advise Foreman of any possible improvements or areas of improvement needed with client's health and welfare in mind as well as building upkeep. 9. Must be able to take written and/or verbal orders and perform other duties as assigned. 10. Driving of Agency van as needed. 11. Wear appropriate safety equipment to perform any assigned task. 12. Provide support and assistance, if qualified, whenever and wherever needed to assure quality services for agency consumers. 13. To assure all assignments are performed in a professional and caring manner. 14. Responds to the directives of the supervisor and management staff in a professional and cooperative manner. 15. Assures that all ABHS' clients' needs are met with dignity and respect and in a timely manner. 16. Makes decisions based on the welfare of the client, the success of the team, and the quality and integrity of the program. 17. Understands and facilitates federal confidentiality laws, 42 CFR, and protects client confidentiality/anonymity, and assures no information is shared without proper authorization.
