As a Maintenance Supervisor, you play a vital role in our ability to meet these expectations. As the face of our Maintenance Department on a day-to-day basis to residents who live in our communities, our maintenance department maintains the physical condition of each community. Your responsibilities will include leading a service team to exceed customer expectations and ensure asset preservation including, but not limited to, maintenance and preventative maintenance of all building systems, training and creating accountability for your work team, completing resident work orders, maintaining community curb appeal, and preparing apartments for new move-ins.
Maintenance Supervisor Responsibilities:
1. Report daily to the property manager and as needed to the Regional Maintenance Manager as to the daily progress of the staff. 2. Report weekly to the Regional Maintenance Manager of any staffing concerns, capitol repair needs, supply issues, and progress of the unit turns. 3. Supervises, directs, and holds accountable the maintenance and cleaning staff ensuring they accurately perform daily and emergency duties. 4. Inspect facilities periodically to determine problems and necessary maintenance. 5. Prepare weekly maintenance schedules and allocate work. 6. Supervise and train maintenance technicians as directed. 7. Supervise vendors during repairs or maintenance (electricians, plumbers etc.). 8. Inspect and maintain building systems (heating, cooling, etc.). 9. Perform resident work orders daily ensuring the highest standards are maintained for the resident's home and community. 10. Monitor inventory of materials and equipment. 11. Place supply and paint orders while maintaining the budget. 12. Walk all move outs with the property manager. 13. Walk all units once Paint/Prep and Cleaning staff is completed in the units. 14. Ensure the curb appeal of the property is always in great condition. 15. Address all employee and resident life and safety items in a timely manner. 16. Always address residents and employees professionally and respectfully. 17. Take part in the on-call rotation. 18. Maintain an organized, clean, and safe work area. 19. Ensure adherence to quality standards and health and safety regulations. 20. Abide by all local, state, and federal Fair Housing guidelines. 21. Demonstrate leadership in all interactions and in the performance of essential job duties. The role of the maintenance supervisor is to assist in the day to day needs of the property, ensure the Team is always getting assigned work completed with speed and quality. This is a working supervisor position, so daily work is expected to be completed as well as managing the staff. This position will always have the full support of the Property Manager and the Regional Maintenance Manager. Disciplinary situations will be handled either by the Property Manager and/or the Regional Maintenance Manager should the need arise.
Qualifications:
High school diploma and/or equivalent work experience 3+ years' experience as a maintenance repair technician, building contractor and/or trade school certificate of completion Expert in repairing apartment building systems and maintenance to all components including plumbing, electrical, carpentry, Heating/Cooling/Boilers and appliances based on the property needs HVAC knowledge Previous supervisory experience preferred Positive attitude and good verbal and written communication skills The ability to communicate effectively and efficiently with residents, co-workers, supervisors, and vendors Reliable transportation to get to work and respond to on-call emergencies The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds consistently Availability to respond to after-hours emergencies and on-call work orders Basic tools required for maintenance Language skills: Ability to read and interpret directions, manuals, instructions, and company documents To apply for this position please submit a complete resume that shows your previous experience as it relates to the job description above.
