Job description:
MACO Management Co., Inc. is seeking a Maintenance Supervisor, based out of our Malden, MO Corporate office, to oversee maintenance operations across multiple low-income/affordable housing properties. This role provides hands-on leadership to site Maintenance Technicians, ensures consistent standards for safety, unit turns, preventative maintenance, work-order completion, and supports property teams in delivering safe, well-maintained homes for residents. Duties include regular, frequent contact with property managers, onsite maintenance technicians, and building occupants. Frequent overnight travel between properties is required using a company-provided vehicle.
Responsibilities:
Supervise, coach, and support Maintenance Technicians across several properties. Standardize maintenance practices across sites (preventative maintenance schedules, unit turn/make-ready processes, inspections, documentation, and inventory controls). Oversee work-order workflow to ensure timely, thorough completion and clear resident communication. Conduct regular property walks/inspections to identify safety hazards, deferred maintenance, and capital needs; create action plans and follow through. Support unit turns and make-ready standards, including pre-move-out inspections, punch lists, vendor coordination, and final quality checks. Coordinate vendors and contractors for specialized repairs and capital projects; obtain quotes, schedule work, confirm scope completion, and review invoices. Monitor and help manage maintenance supplies and parts; reduce waste and downtime through effective planning and purchasing. Ensure compliance with applicable building/safety requirements and company policies; reinforce safe work practices, PPE use, and incident reporting. Maintain accurate records (work orders, inspections, preventative maintenance logs, equipment/serial information, and property-specific documentation). Partner with Property Managers and regional/corporate leadership on budgets, staffing needs, performance, and continuous improvement.
Qualifications:
2+ years of multifamily/apartment maintenance experience required; prior multi-site or supervisory experience strongly preferred. Working knowledge of building systems and repairs including HVAC, plumbing, electrical, appliances, carpentry, drywall/painting, and general troubleshooting. Ability to lead, train, and hold teams accountable while delivering strong customer service to residents and site teams. Strong organizational skills; able to prioritize across multiple properties and manage competing deadlines. Comfortable using mobile devices/computers for work orders, email, and documentation. Valid driver's license and insurable driving record required (travel between sites is an essential function; company vehicle provided).
Work Environment & Physical Requirements:
Frequent overnight travel to multiple properties during the workweek. Ability to lift/carry up to 50 lbs.; climb stairs/ladders; bend, kneel, and work in confined spaces as needed. Work performed indoors and outdoors in varying weather conditions; may be exposed to dust, noise, and cleaning chemicals. Must be able to safely use hand/power tools and follow required safety practices and PPE guidelines.
