Job Description

Job Summary:
Oversee all physical plant operations of St. Joseph's Children's Home. Ensure the facility remains safe, functional, and compliant with all regulatory standards while supporting the therapeutic environment. The supervisor leads and trains maintenance staff, manages preventative and corrective maintenance, and ensures all building systems operate efficiently and reliably. Resident and staff privacy and confidentiality is protected at all times. Minimum necessary access to resident and staff records and information is assigned based on the job duties and responsibilities outline below .
Key Areas of Responsibility:
LEADERSHIP AND VALUES 1.
Supervise, train and evaluate maintenance staff, fostering a culture of accountability, team work and safety. 2. Create and manage staff schedules, ensuring adequate coverage for daily operations including an on-call schedule for after hour and weekend emergencies. Track maintenance staff time worked and time off for payroll. 3. Provide coaching, mentorship and ongoing skills development for maintenance personnel.
FACILITY OPERATIONS AND PHYSICAL PLANT MANAGEMENT 4.
Oversee daily maintenance of building, grounds, vehicles and all physical plant systems, including HVAC, electrical, plumbing, fire and life-safety systems, security systems, generators, boilers, chillers and water systems. 5. Develop and maintain a comprehensive preventative maintenance program for all buildings, grounds, vehicles and equipment. 6. Ensure that necessary certifications and standards are met for the ongoing operations of the facility. 7. Conduct routine inspections of facility systems, buildings, and residential areas to ensure safety and compliance. 8. Complete and submit monthly inspection reports for units, school and main building, Ensure that monthly vehicle inspection reports are completed. 9. Ensure prompt response to maintenance requests (work orders), emergencies and after-hour facility needs. 10. Coordinate and oversee vendor and contractor work, ensuring quality and adherence to facility standards. Maintain profession standards when working with outside providers and public. 11. Maintain accurate records to include (but not limited to) maintenance logs, work orders, equipment records and warranties. 12. Manage inventory of tools, supplies and replacement parts. 13. Assist leadership with budgeting for capital improvements, repairs and equipment. 14. Meet regularly with Facilities Director and participate in facility meetings as assigned. 15. Maintain positive public relations in dealing with outside providers and agencies as well as St. Joseph's resident, families and staff.
SAFETY, COMPLAINCE AND REGULATORY STANDARDS 16.
Maintain compliance with all state, federal, and accreditation standards. 17. Prepare for and participate in inspections, audits and surveys; develop corrective action plans as needed. 18. Ensure proper documentation of maintenance activities, safety checks, and regulatory compliance. 19. Serve as a member of the Safety Committee and assist the Safety Officer in any assigned duties and responsibilities. 20. Collaborate with clinical, nursing, program and administrative teams to support therapeutic operations and minimize disruptions to resident care.
OTHER DUTIES AND RESPONSIBIILITES 21.
Ensure the mission and values of St. Joseph's, including the spiritual formation of residents, is an integral part of the healing process. 22. Will perform other duties as may be assigned.
Required Qualifications :
Minimum of 5 years of experience in building maintenance or facilities management. Prior supervisory or management experience. 21 years of age or older with a high school diploma. Ability to lift up to 50 pounds and perform frequent walking, standing, bending, climbing, and working in varied indoor/outdoor conditions. Ability to effectively lead teams to meet project and facility goals and objectives, promoting a culture of safety and one that aligns with agency values. Ability to respond to facility emergencies through on-call rotations (including evenings and weekends). Strong working knowledge of core building systems (HVAC, electrical, plumbing, fire and life safety). Strong organizational and time management skills, with the ability to prioritize and cooperate across departments. Excellent communication skills and the ability to prioritize and collaborate with various departments. Demonstrated professionalism and calm judgement when interacting with residents and staff.
Preferences:
Technical or vocational certifications and/or licenses. Experience in a healthcare, residential treatment, or behavioral health environment. Knowledge of vehicle maintenance, pool operations and advanced facility systems.
