Maintenance Supervisor - Class A Lease Up Multifamily Community Chance Property Management Millwright Apartments | Titusville, Florida Chance Property Management is seeking an experienced and driven Maintenance Supervisor to join our team at a new Class A lease-up community in Titusville, Florida. Position Summary The Maintenance Supervisor oversees all maintenance operations and physical aspects of the community, ensuring the property consistently meets the highest standards of safety, cleanliness, curb appeal, functionality, and resident satisfaction. This role is responsible for leading the service team, overseeing vendors and contractors, managing unit turns, executing preventative maintenance programs, and supporting the successful lease-up and stabilization of the community. Key Responsibilities Property Maintenance & Operations Oversee and perform electrical, plumbing, HVAC, carpentry, appliance, drywall, and general maintenance repairs. Manage all resident service requests with urgency, professionalism, and exceptional customer service. Lead the make-ready process, ensuring vacant apartment homes are market-ready within established timelines. Conduct pre-move-out inspections and create punch lists for unit preparation. Inspect completed work performed by maintenance staff, vendors, and contractors to ensure quality standards are met. Maintain the overall appearance and functionality of buildings, grounds, amenities, breezeways, parking areas, and common spaces. Perform routine inspections of the community to identify and address maintenance, safety, or curb appeal concerns. Oversee pool maintenance, chemistry, and required documentation. Leadership & Team Development Lead, train, mentor, and schedule maintenance team members. Promote a culture of accountability, teamwork, safety, and service excellence. Coordinate vendor and contractor performance, scheduling, and quality control. Participate in the after-hours emergency on-call rotation. Preventative Maintenance & Compliance Implement and manage preventative maintenance programs. Conduct routine lighting, safety, and building inspections. Ensure compliance with OSHA, EPA, Fair Housing, and company safety standards. Maintain accurate records, logbooks, inventory, and maintenance documentation. Ensure all
MSDS/SDS
information is current and accessible. Financial & Operational Stewardship Assist with maintenance budgeting, inventory management, and expense control. Order supplies and materials efficiently while maintaining budgetary goals. Support cost-saving initiatives through proactive maintenance and repair strategies. Qualifications Required Previous Maintenance Supervisor experience in multifamily housing, preferably in a Class A or lease-up environment.EPA/HVAC
Certification required. Strong working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance. Experience managing vendors, contractors, and maintenance team members. Excellent customer service and communication skills. Ability to prioritize, multitask, and work in a fast-paced environment. Preferred CPO Certification preferred. Lease-up experience strongly preferred. Physical Requirements Ability to work both indoors and outdoors in varying weather conditions. Frequent walking, climbing stairs, bending, kneeling, and lifting up to 50 pounds. Ability to operate golf carts and property equipment. Availability for rotating on-call responsibilities and occasional weekends. Why Join Us?
