Maintenance Technician

Job Overview We are seeking a proactive and skilled Maintenance Technician to join our team. In this vital role, you will be responsible for ensuring the optimal operation and upkeep of our facilities and equipment. Your expertise will help maintain a safe, efficient, and well-functioning environment by performing routine inspections, troubleshooting issues, and executing repairs across various systems. Responsibilities Complete routine maintenance and repairs throughout the property Respond to resident maintenance requests/work orders in a timely manner Prepare vacant apartments for new move-ins, including repairs, painting, and cleaning coordination Maintain exterior grounds, sidewalks, parking areas and common spaces Perform lawn care and seasonal outdoor maintenance as needed Replace light bulbs, air filters, smoke detector batteries, and other routine items. Assist with preventative maintenance schedules and inspections Ensure fire extinguishers, alarms, and safety equipment are properly checked and documented Maintain inventory of maintenance supplies, tools, and equipment Report needed repairs, safety hazards, or major maintenance concerns to management Conduct regular inspections of machinery, electrical systems, HVAC/R units, refrigeration equipment, and building infrastructure to identify potential issues before they escalate Perform maintenance tasks including appliance repair, equipment repair, and system calibration to ensure continuous operation Troubleshoot mechanical, electrical, plumbing, and HVAC/R problems Repair or replace faulty components in air conditioning units, refrigeration systems, HVAC systems, and other mechanical equipment Assist with installation projects related to construction or upgrades of building systems and equipment Maintain detailed records of maintenance activities, repairs performed, and parts used for accountability and future reference Lead or support team efforts during emergency repairs or system failures to minimize downtime Qualifications General knowledge of plumbing, electrical, appliances and HVAC systems Experience with basic appliance repair, HVAC systems, refrigeration, or mechanical maintenance. Ability to use hand and power tools safely Ability to lift, carry, push, and pull up o 50 pounds Ability to bend, kneel, climb ladders and stand for extended periods of time Ability to work indoors and outdoors in varying weather conditions Hands-on experience with equipment repair and preventive maintenance in commercial or industrial settings Ability to work independently and prioritize tasks Excellent problem-solving skills with a proactive approach to maintenance challenges. Friday:

8 am - 5 pm (1 hour lunch) On Call for Emergencies Starting Pay begins at $12/hour and may increase based on experience, certifications, and licensing in areas such as plumbing, electrical, HVAC, or related trades. Employee performance and pay increase will be considered following a 30-day probationary period.
