Maintenance Technician

Seeking a fulltime maintenance worker for several apartment buildings, approx. 1000 units in the Poughkeepsie/Highland/Beacon/New Paltz/Hyde Park/Pine Plains area. Maintenance workers are responsible for evaluating problematic systems or facilities and determining what installation or repair services need to be performed. Maintenance-related duties include performing initial evaluations of building systems and overall condition of the building and property. Technicians are responsible for handing in daily reports associated with completed work orders, including, but not limited to, any safety issues and/or deferred maintenance, and summary of work completed.

Duties:

• Perform routine maintenance tasks, including troubleshooting, repair, and preventive maintenance on various equipment and systems.
• Conduct inspections to identify potential issues and ensure compliance with safety standards.
• Respond to maintenance requests in a timely manner and prioritize tasks based on urgency.
• Collaborate with other team members to coordinate maintenance activities and ensure efficient operations.
• Fabricate or modify parts as needed to complete repairs or improve equipment performance.

Skills must include:

• Carpentry:

  patching and painting

• Light Electrical:

  outlets, fixtures, ballast, light switches

• Minor Plumbing:

  toilets, sinks, faucets, clogged toilets and pipes
• Apartment Turnovers/Preps
• Snow Removal and Landscaping
• Basic knowledge of HVAC.

Licensed professional is preferred but not mandatory. Licensed professionals will receive higher pay.

Requirements:

• High school diploma or equivalent.
• Proven experience in maintenance or a related field.
• Strong technical skills and knowledge of mechanical, electrical, and plumbing systems is a must
• Ability to read and interpret technical manuals, blueprints, and schematics.
• Excellent problem-solving and troubleshooting abilities.
• Customer service-oriented with good communication skills.
• Ability to work independently and as part of a team.
• Reliable Transportation and valid driver's license
• Basic hand tools
• Supervisory experience is a plus.
• Technicians are required to be available for emergency after hours, On Call, at least once a week out of the month on a rotating basis with the other technicians.
