Job Description

Maintenance Technician Green Hill Condominiums is a friendly community of 543 condominium apartments situated on 23 beautifully wooded and landscaped acres in Wynnewood, PA. The Green Hill Condominiums is managed by First Services Management Company, under the oversight of the Green Hill Board of Directors. We are seeking a skilled and reliable Maintenance Technician to join our team at a dynamic condominium complex. The Maintenance Technician will be responsible for ensuring the safety, functionality, and aesthetic appeal of the property by performing routine maintenance, addressing repairs, and overseeing key systems within the building. This role is vital to maintaining a comfortable and secure environment for all residents.
Responsibilities:
The Maintenance Technician provides support to the Maintenance Team in all aspects of preventive and routine maintenance in order to keep Green Hill both well-presented and in good operational condition. The Maintenance Technician will have general knowledge as it relates to basic plumbing, electrical, and carpentry maintenance and installations. Complete assigned maintenance requests as they are assigned. General daily maintenance tasks and repairs on all common areas as assigned or as per the scheduled routine maintenance calendar. Performing daily, weekly, or monthly inspections of the property's mechanical systems, structure components and cleanliness of the grounds and buildings as assigned by the Maintenance Supervisor. Report any maintenance concerns for repairs in all common areas to the Maintenance Supervisor. Assist management/maintenance team with other various tasks as required. Be on-call for maintenance emergencies as per the schedule and respond to such calls in a timely manner.
Preventive Maintenance:
Conduct regular inspections of the building, including HVAC systems, plumbing, electrical systems, and common areas, to ensure they are in good working order.
Repairs:
Carry out timely repairs to appliances, fixtures, and building structures, including doors, windows, and flooring.
Emergency Response:
Address urgent maintenance issues such as water leaks, power outages, or security gate malfunctions promptly and efficiently.
Groundskeeping:
Maintain the exterior of the property, including landscaping, parking lots, and walkways, ensuring cleanliness and safety.
Facility Upkeep:
Handle painting, drywall repair, and other minor construction tasks as needed to keep the condominium complex in top condition.
Equipment Management:
Ensure all tools and equipment are properly maintained and stored. Maintain a record of inventory. Report on the need for larger repairs or equipment replacements to your immediate supervisor or property manager.
Resident Interaction:
Provide courteous and professional assistance to residents who report maintenance issues, keeping them informed and ensuring their satisfaction with resolved matters.
Compliance:
Adhere to all safety protocols, including OSHA standards, and assist in ensuring the property complies with local building codes and regulations. Perform other duties as assigned. Qualifications and Skills High School Diploma or GED required. Tech school graduates preferred. 3 to 5 years of proven experience as a maintenance technician or in a related role, preferably in residential or multi-unit housing. Strong knowledge of HVAC systems, plumbing, and electrical repairs. Ability to read blueprints, manuals, and technical documents. Physical ability to lift heavy objects, work in confined spaces, and perform tasks requiring manual labor. Excellent problem-solving skills and attention to detail. Effective communication skills and a professional demeanor in dealing with residents and staff. Basic computer skills to manage work orders and communicate effectively via email or management software. Relevant certifications (e.g., HVAC, electrical) are a plus. Able to stand and work on hands and knees for long periods of time. Able to climb ladders as required for inspections and repairs.
