We manage nearly 150 units locally and are part of a franchise with over 1,250 units under management across New England. The role We're looking for a reliable, skilled maintenance technician to serve as one of our primary boots-on-the-ground technicians across our New Haven County portfolio. You'll handle the day-to-day work orders that keep our properties running and be the person owners and tenants count on when something needs fixing. This is a full-time 1099 position — you set your own schedule, handle your own taxes, and work independently. What you'll do Complete assigned work orders across residential properties in New Haven County Assist with unit turnovers when volume is high Conduct exterior and common area inspections; document findings with photos Respond to emergency service calls when needed (paid at emergency rate) Log all work and communicate updates through our property management platform What we're looking for Solution-first mindset: when something goes sideways, you come with a plan 3+ years of general maintenance or handyman experience — residential preferred Experience with unit turnover / rent-ready work Reliable transportation and a clean, professional vehicle Strong communication — you keep us in the loop without being asked and communicate directly with tenants and property owners in a professional, courteous manner Comfortable working independently and managing your own schedule Smartphone required for logging work, photos, and communications Compensation structure General labor $40 / hr Service call fee $30 / visit Emergency call $75 flat Skilled labor

• Rate increase Most single-hour jobs pay $70 — a $40/hr labor rate plus a $30 per-visit service call fee.

Base rate increases for skilled trade work (plumbing, electrical, and similar). Invoiced weekly, paid within 7 business days. The more you get done, the more you earn — volume is steady and growing.

Bring a property owner on as a Nexus management client and earn 100% of their first month's management fee — no cap.
