Maintenance Technician

Orbach Affordable Management is hiring a Maintenance Technician for

OAHS TIDEWATER

LLC, located in Wilmington, NC 28405.Tidewater Townhomes is a family-oriented community with 104 units, blending Section 8 HUD and LIHTC housing. This position plays a key role in maintaining our community's physical assets, with a focus on unit turns, general property maintenance, and HVAC system upkeep

Job Responsibilities:

Complete daily work orders efficiently. Maintain a team-oriented, positive attitude. Perform light electrical duties, such as changing lightbulbs and thermostats. Replace filters, faucets, sinks, and plumbing components in apartments. In the event of Snow conditions - Operate snow removal equipment, including snow blowers and shovels. Clean grounds, laundry rooms, and common areas on a daily basis. Assist with preparing units for new residents (make-ready tasks). Perform other duties as assigned to support the maintenance team and property. This position is fulltime 8:30am- 5:00pm

Monday-Friday Qualifications:

Hands-on experience in building and apartment maintenance required. Experience in construction or carpentry in a professional setting is a plus. Strong background in carpentry, plumbing, and electrical work. Must own basic hand tools and be prepared for inclement weather conditions. Ability to stand for long periods and lift up to 50 pounds. Professional communication skills when interacting with residents and team members. Experience operating and maintaining lawn care and snow removal equipment.
