Job Summary:
The Maintenance Technician [
I/II/III
] plays a critical role in SC Swiderski's commitment to Property Fitness and Tenant Satisfaction. Under the functional direction of the Maintenance Manager and Area Maintenance Lead the Maintenance Technician ensures the safe, efficient, and high-quality upkeep of apartment homes, buildings, and community spaces. Technicians perform preventive, corrective, and emergency maintenance while delivering Astonishing Customer Service to residents, Property Managers, and fellow team members. As employees progress through Levels I, II, and III, they assume greater technical proficiency, problem-solving ability, and leadership responsibility—advancing from task execution to mentorship and regional resource support.
Duties/Responsibilities:
Level II - Intermediate/Independent Technician The Maintenance Technician II performs, through their ability and experience, all day-to-day maintenance operations for assigned multi-family housing properties, ensuring work is completed safely, efficiently, on schedule, and in compliance with all plans, service schedules, and quality and service standards. They are the foundation of the Maintenance Team in maintenance services and property readiness. They are reliable, consistent, and require minimal assistance once they've been tasked by their Area Maintenance Lead, or Maintenance Manager. They know what they are doing and can be counted on to perform to expectations accurately and consistently, Perform intermediate repairs and troubleshooting on plumbing, electrical, HVAC, mechanical, and structural systems. Diagnose and resolve maintenance problems efficiently and safely. Complete vacant turnovers independently and to quality standards. Conduct preventive maintenance on heating, cooling, and mechanical systems. Contribute to improvement initiatives identified by the Maintenance Manager or Area Maintenance Lead Manage work orders from initiation through completion in the maintenance system, ensuring accuracy and timeliness. Maintain an organized maintenance vehicle, tools, and inventory; order parts and materials as needed. Ensure compliance with safety programs; complete required safety documentation and participate in toolbox talks. Coordinate with vendors and contractors to complete specialized maintenance or warranty repairs. Mentor and train Level I technicians in proper repair techniques, safety procedures, and customer service. Communicate effectively with property management, residents, and leadership regarding repair status and follow-up. Perform snow removal, lawn care, and exterior maintenance as assigned. Support turnover planning, capital project preparation, and inspection readiness. Participate in the on-call rotation and respond to emergency maintenance needs promptly. Perform other duties as assigned

Qualifications:
Knowledge, Skills and Abilities:
3-5 years of experience in property maintenance or related field Vocational or trade school certificate, or equivalent education & experience, preferred Proficient in plumbing, electrical, HVAC, and carpentry repairs Strong troubleshooting and diagnostic skills OSHA 10 Certification required within 90 days Ability to train and mentor others
Work Schedule:
45-50 hours per week, Monday-Friday, with occasional Saturdays as project needs dictate. Must be available for occasional in-state travel, with opportunities for overtime or overnight stays depending on job site location.
Work Environment:
Work is generally performed at SC Swiderski-owned or managed residential properties. The position involves working in all weather conditions and multi-story buildings throughout Wisconsin. Regular travel between properties is required; company vehicles may be assigned as available. The role routinely involves interaction with tenants, vendors, and property management staff.
Physical Requirements:
Must have a valid Class D driver's license to work on our job/property sites, Regularly lift up to 75 pounds, Ability to stand and walk for long periods, (up to 10 hours/day) Frequent bending, kneeling, twisting, crouching, and crawling, Ability to climb ladders and work at various heights, Comfortable working on multi-story buildings and active construction sites, Tolerance for outdoor work in all seasons and weather conditions.
Special Requirements:
Regular travel is required, (in-state and occasionally out-of-state as business expands) May require overnight stays near job sites depending on project location, Must be able to manage multiple job sites and travel between them daily as needed, Must be willing to work occasional evenings or weekends based on project deadlines or emergencies.
