Job Description

Overview We are seeking a dedicated and skilled Maintenance Person to join our team. Responsible for ensuring efficient and effective maintenance of the assigned properties in compliance with the policies and procedures of the Company. . The ideal candidate will have experience in HVAC/R systems, and have plumbing and carpentry skills. This position requires a proactive approach to problem-solving and a commitment to providing excellent customer service.
Essential Duties and Responsibilities:
Employee's duties shall be accomplished in consultation with his/her supervisor, and in some cases may require supervisor approval. Duties and responsibilities may be shared with other employees, and may include but are not limited to:
  • Capable of handling some maintenance tasks that require advanced skills and/or experience
  • Regular property inspections including evaluation of vendor work
  • Maintaining appropriate inventory for maintenance and repairs at the properties
  • Ensuring work orders and preventative maintenance are performed appropriately
  • Ensuring preventative maintenance is performed appropriately
  • Ensuring vacant units are made-ready timely and appropriately
  • Adherence to property financial guidelines and budgets
  • Maintaining appropriate service contracts and suppliers for the properties
  • Reviewing of invoices related to property maintenance
  • Operating the assigned properties in accordance with state, federal and local laws
  • Operating the assigned properties in a manner that is consistent with Company policy
  • Operating the assigned properties in accordance with industry standards and best practices
  • Maintaining regulatory compliance and preparing for compliance inspections
  • Maintaining the properties in a condition that is clean, safe, and professional
  • Positioning the properties to effectively attract and retain residents
  • Maintaining professional communication with co-workers, vendors, and residents
  • Maintaining files and documentation in conformance with Company policy
  • Responding to emergencies, incidents, or after-hour needs at the properties
  • Any other duties consistent with efficient and effective property operations
  • Seeking opportunities for improvement and professional development
