Major Duties:
The Building Maintenance Worker performs repairs and maintenance necessary to keep selected machines, mechanical equipment, and/or the buildings and infrastructure of The Charlton School/Ketchum Grande Memorial School in full operation. Duties involve HVAC, plumbing, carpentry, painting, light concrete work; repairing electrical or mechanical equipment; installation, and balancing new equipment; and repairing buildings, floors, or stairs. The Building Maintenance Worker will occasionally be assigned to responsibilities associated with the Ground Maintenance Worker or Facilities Manager.
Other Responsibilities:
Perform, or facilitate, all repairs in all the buildings. Perform necessary building projects as required (walls removed/built, shelves, fences, light sheetrock or concrete work etc.). Conduct "Monthly Maintenance Check". Responsible for opening the swimming pool, maintaining it for the summer in accordance with NYS Department of Health regulations, and overseeing the closing. Responsible for maintenance of locks and keys in all buildings. Responsible for contact, proposals, and work by outside contractors as delegated by Supervisor. Perform minor electrical, carpentry and plumbing repairs. Responsible for HVAC systems monitoring and minor repairs. Responsible for programming thermostats, K-G bells, and all interior and exterior light timers. Responsible for repair and maintenance of vacuum cleaners and other small appliances. Perform all moving projects, setting up and breaking down with team as necessary. Maintain stock and purchase all related supplies for shop projects, pool, and boiler rooms. Perform outside and indoor painting. Maintain current records on equipment, repairs, paint colors, water readings, generators, key lists, etc.. Respond as needed to reasonable requests for maintenance emergencies as they arise
Work Schedule:
Full Time, 40 Hours per week with paid overtime (time and ½) Employees in this position are considered "essential personnel", which requires them to report for duty during weather/other emergencies for snow removal.

Holidays Training and Skill Development Opportunities Criteria:
A high school diploma and at least two years experience in either general building maintenance or building trades work in two or more of the standard trades such as carpentry, plumbing, electrical or any equivalent combination of training and experience. Detail-oriented with exceptional organizational skills with great stamina. A strong knowledge of basic lawn maintenance. Must be able to frequently lift and carry objects weighing up to 75 lbs. Must be able to add, subtract, multiply, and divide Must be able to read instructions and safety rules, write sentences, communicate verbally, and follow instructions Must be able to climb stairs, ladders, lifts, etc as well as stand, reach, stoop, crouch, sit, kneel, climb, crawl and walk extensively across multiple areas of campus. Must be able to work independently with minimal supervision A valid NYS drivers' license in good standing, is required Basic level computer skills using Windows, Google Documents.
