About the Company Root & Bloom is a fast-growing, mid-sized cannabis company with cultivation, manufacturing, and retail operations in Salisbury, MA. We pride ourselves on compliance, quality, and community impact in Massachusetts' highly regulated cannabis market.
POSITION SUMMARY
The Building Automation & Controls Technician is responsible for the operation, programming, maintenance, and optimization of building management systems (BMS) and HVAC controls throughout our cannabis cultivation and processing facility. This role supports a highly regulated environment requiring precise environmental control across multiple grow rooms, extraction labs, manufacturing spaces, and support areas. The technician will work closely with the Facilities Manager to ensure all mechanical systems perform to specification and all environmental setpoints are maintained in accordance with cultivation and compliance requirements.
KEY RESPONSIBILITIES
Building Automation & Controls Program, configure, and maintain Johnson Controls systems (Metasys or equivalent) including controllers, sensors, and network infrastructure Operate, navigate, and make adjustments within the Niagara Framework (Tridium) BMS platform to monitor and control building-wide HVAC and environmental systems Develop and modify control sequences, graphics, schedules, alarms, and trends within the BMS to meet cultivation environmental requirements Respond to BMS alarms, diagnose root causes, and implement corrective actions to minimize system downtime Maintain BMS network communication (BACnet, LON, N2) between field devices, controllers, and supervisory servers HVAC & Mechanical Systems Support operation and maintenance of energy recovery units (ERUs), hydronic unit heaters, electric heaters, air filtration systems, and dehumidification coils across cultivation and processing areas Monitor and maintain chilled water, condenser water, hot water, and heat rejection water systems including associated Taco inline pumps with variable frequency drives (VFDs) Maintain and troubleshoot inline fans, exhaust fans, and lab-grade explosion-proof fans (Greenheck) serving flower rooms, lab spaces, mechanical rooms, and drying areas Assist with maintenance of the building's chiller plant, boilers, and associated pump systems Read, interpret, and work from mechanical piping & controls drawings, equipment schedules, and as-built documentation Environmental Monitoring & Compliance Ensure precise temperature, humidity, CO2, and airflow control within all cultivation zones including Flower Rooms, Veg Rooms, Clone, Mothers, Quarantine, and Dry Rooms Monitor and maintain environmental setpoints in compliance with facility SOPs and state cannabis regulations Configure and manage zone-level temperature/humidity sensors; ensure accurate readings and calibration Maintain environmental data logs and trending reports; provide documentation to the Facilities Manager for compliance reporting Coordinate with cultivation staff on environmental changes and respond urgently to out-of-range conditions Preventive Maintenance & Documentation Execute scheduled preventive maintenance tasks for all BMS field devices, HVAC equipment, and mechanical systems Maintain accurate service records, equipment logs, and as-built documentation Identify and recommend equipment upgrades, efficiency improvements, and capital project needs Coordinate with outside vendors and contractors for warranty work, specialized repairs, and equipment commissioning
QUALIFICATIONS
Required Minimum 3-5 years of hands-on experience in building automation, HVAC controls, or a related mechanical/controls trade Demonstrated proficiency with Johnson Controls products and programming (Metasys, NAE/NCE controllers, FEC, VMA, or equivalent) Hands-on experience operating and programming within the Niagara Framework (Tridium) BMS platform Working knowledge of HVAC systems including hydronic heating/cooling, chilled water plants, pumps with VFDs, energy recovery units, dehumidification, and air filtration Ability to read and interpret mechanical engineering drawings, equipment schedules, piping & controls diagrams, and wiring schematics (as demonstrated by BLW Engineers-style construction documents) Familiarity with BAS/BMS communication protocols including BACnet, Modbus, and LON Solid understanding of 480V/3-phase and 120V/1-phase electrical systems and safe work practices Strong troubleshooting and diagnostic skills across both controls and mechanical systems Ability to work independently, prioritize competing demands, and escalate appropriately to the Facilities Manager Preferred Experience in cannabis, pharmaceutical, food processing, laboratory, or other highly regulated and environmentally sensitive facilities Familiarity with explosion-proof/hazardous location equipment requirements (relevant to ethanol extraction lab and ethanol storage areas) Experience with condensate management systems, duct hanger and support systems, and SMACNA standards Johnson Controls Metasys certification or Tridium Niagara certification EPA 608 Universal Refrigerant Handling Certification OSHA 10 or OSHA 30 certification Associate's or Bachelor's degree in HVAC Technology, Building Automation, Electrical Technology, or related field — or equivalent military/vocational training
PHYSICAL REQUIREMENTS
Ability to work in a controlled environment including grow rooms with elevated temperature and humidity Ability to lift up to 50 lbs and work from ladders, scissor lifts, and elevated platforms Ability to work in mechanical rooms, on rooftops, and in confined or restricted access areas Must comply with facility gowning, PPE, and biosecurity protocols when entering cultivation zones
WORK ENVIRONMENT
This position operates within a licensed cannabis cultivation and processing facility. All employees are subject to background checks in compliance with state licensing requirements. This is a drug-free workplace; however, employment policies comply with applicable state cannabis employment laws.
Pay:
$100,000.00 - $120,000.00 per year
