Based out of Orlando, you will be the "eyes and ears" on the ground for 12 total properties spanning across Central and North/South Florida (including Tampa, Jacksonville, Boca Raton, and all points in between).This role is based in Orlando but requires regular day trips/travel to properties in different areas. Requires walking properties, climbing stairs, and inspecting apartments units/grounds in various weather conditions. The ideal candidate doesn't just notice the big things—they spot the chipped paint, the unlocked office door, and the incomplete maintenance request that everyone else missed. Key Responsibilities Regional Property Inspections:

Conduct regular, thorough site visits across a 12-property portfolio stretching from Jacksonville to Boca Raton and Tampa.

Detailed Documentation:

Capture high-quality, comprehensive photographic evidence of property conditions, specific project completions, and areas requiring attention.

Reporting & Analysis:

Organize, format, and distribute clear, actionable QC reports to leadership immediately following site visits.

Targeted Verifications:

Perform specialized assessments on request to verify the completion of specific capital improvement projects, renovations, or maintenance tasks.

Operational Audits:

Conduct surprise or scheduled checks to ensure leasing offices are open during posted hours and units/amenities meet company standards.

Independent Assessments:

Evaluate properties objectively, identifying liabilities, aesthetic issues, and operational gaps without supervision.

Requirements Critically Minded:

Reliable Transportation & Stamina:

Must possess a valid driver's license, a reliable vehicle, and a willingness to handle extensive regional driving to Jacksonville, Tampa, and Boca Raton.
