General Description:
The AC & Boiler Operator II performs moderately complex (journey-level) work in the operation and maintenance of steam-generating equipment, chillers, and auxiliary equipment. Works under general supervision, with limited latitude for the use of initiative and independent judgment.
Employees at this level may:
The Operator II is responsible for supporting daily central plant operations, monitoring system performance, responding to alarms, performing routine and preventive maintenance, and ensuring equipment operates safely and efficiently in compliance with applicable standards and procedures. The AC & Boiler Operator III performs complex (journey-level) work in the operation and maintenance of steam-generating equipment, chillers, and auxiliary equipment. Works under general supervision, with moderate latitude for the use of initiative and independent judgment.

In addition to performing advanced operational and maintenance duties, the Operator III independently executes system shutdowns and startups for small to mediumsized standalone central plant systems, provides technical support during planned and emergency events, and may serve as a lead operator responsible for assigning work, supervising staff, and assisting with employee training and development. The AC & Boiler Operator IV performs highly complex (senior-level) work in the operation and maintenance of steam-generating equipment, chillers, and auxiliary equipment. Works under limited supervision, with considerable latitude for the use of initiative and independent judgment.

The Operator IV provides expert operational and technical support for planned and emergency shutdowns, independently manages the shutdown, restart, and returntoservice of standalone and central utility plant systems, and may serve as a shift supervisor or lead operator. This role also plays a key part in mentoring staff, supporting operational consistency, and ensuring safe, reliable plant operations across facilities.
Essential Duties:
The AC & Boiler Operator II-IV will: Operate, monitor, and maintain central plant and auxiliary equipment and systems, including chillers, boilers, cooling towers, pumps, air handling units (AHUs), variable air volume systems (VAVs), variable frequency drives (VFDs), heat exchangers, water softeners, acid waste neutralization systems (AWNS), reverse osmosis (RO) systems, and associated chilled water and hot water distribution loops. Operate, monitor, and respond to system conditions and alarms through the Building Automation System (BAS) to ensure safe, efficient, and reliable facility operations. Monitor, inspect, and document operational performance of central plant and auxiliary equipment; identify abnormal conditions; and initiate corrective actions in accordance with established procedures. Monitor and maintain proper water levels, chemistry, and operating conditions in boilers, deaerator (DA) tanks, cooling towers, and related systems. Perform routine, preventive, and corrective maintenance on central plant and auxiliary equipment to maintain reliability, extend equipment life, and ensure compliance with safety regulations and operational standards. Provide operational support for planned activities and emergency responses, including after hours maintenance calls, alarms, and notifications affecting Texas Facilities Commission (TFC) managed facilities. Operate a State of Texas motor vehicle to perform assigned duties and services required to support facility operations. Perform related duties as assigned to support the mission, safety, and reliability of facilities and infrastructure.
Minimum Qualifications:
Graduation from a standard senior high school or equivalent (GED). Experience in operation and maintenance of Boilers, Chillers, Air Handlers, and repair relating to HVAC/Plant Equipment.

Five (5) years of experience
AC & Boiler Operator IV:
Eight (8) years of experience Experience with Building Automation Systems (BAS).

Preferred Qualifications:
Graduation from an accredited vocational or technical training certification program in air conditioning systems or related field.
Knowledge, Skills & Abilities:
Knowledge of:
Pressure steam heating and refrigeration plant operating principles, practices, tools, and equipment. Properties of fuel, air, water, and steam. Operation and maintenance of equipment including boilers, chillers, air compressors, pumps, motors, and valves The operation, adjustment, and maintenance of controlling, indicating, metering, and recording devices used in plant operations. Skilled in: The use of tools, multi-meter, reading and monitoring of gauges and instrumentation. The adjustment of electrical and mechanical equipment. Using reasoning to solve equipment related issues. Basic computer skills (Outlook, word, excel) Ability to: Interpret meters Understand and follow instructions Operate and adjust boilers, chillers, pumps, VFDs, and other equipment Read blueprints and one-line drawings Analyze operating difficulties in the equipment (Troubleshoot) Record information and communicate effectively To determine and take proper action quickly in emergencies.

This position requires the ability to stoop, bend, lift, and stand for prolonged periods of time. Must be able to move 55 lbs. and, occasionally, 100 lbs. of products and materials. Must be able to work outdoors and in various weather conditions. Must be able to navigate uneven terrain and at various heights using ladders and lifts.
