NOTE:
This position will be located at the Lewis regional office in Sacramento, CA. Our top candidate will bring extensive experience in strategic marketing leadership, community positioning, go-to-market planning, builder collaboration, placemaking initiatives, and market intelligence within the real estate development, homebuilding, and/or planned communities industry. In addition, our top candidate will possess leadership, communication, and cross-functional collaboration skills with the ability to guide marketing strategy from community vision through launch and ongoing sales success. In your new role, you will serve as the senior marketing leader for Northern California, partnering closely with executive leadership, project development, sales, guest builders, and internal marketing teams to align marketing strategy with community goals, market conditions, and long-term business priorities.
YOUR POSITION RESPONSIBILITIES INCLUDE
Lead the overall marketing strategy for Northern California Planned Communities . Develop market-specific positioning, messaging, and go-to-market plans for new and active communities. Serve as the senior regional marketing voice in partnership with project development, sales, and executive leadership. Direct pre-launch marketing and merchandising strategies including buyer targeting, competitive positioning, branding, and launch sequencing. Coordinate development of Lewis community identity, storytelling, signage, digital presence, collateral, and campaign direction. Guide marketing vision and support for amenities, clubhouses, parks, model openings, grand openings, and community events. Maintain strong relationships with guest homebuilders and oversee alignment with community branding and marketing standards. Partner with builders on pricing strategies, promotions, launch coordination, and sales support initiatives. Oversee collection and analysis of competitive market intelligence, pricing trends, demographic shifts, and consumer demand signals. Translate market research and field insights into actionable recommendations regarding pricing, positioning, product mix, and campaign strategy. Collaborate cross-functionally with internal Lewis marketing teams and other departments to ensure regional priorities and market conditions are reflected in marketing initiatives. Oversee vendor relationships and external agency performance to ensure accountability, quality, and timely execution. Assist with HOA governance and administration as needed. Ensure compliance with applicable marketing regulations and requirements in partnership with legal teams.
EXPERIENCE & EDUCATION FOR SUCCESS
Bachelor's degree in Marketing, Business, Communications, Real Estate, or related field preferred. 8-12+ years of progressive marketing experience, preferably within planned communities, homebuilding, real estate development, or related industries. Significant experience in strategic marketing leadership, community positioning, launch planning, and stakeholder management. Strong understanding of residential real estate market , competitive analysis, pricing strategy, and consumer behavior. Experience developing multi-channel marketing strategies across digital, print, signage, events, email, web, and sales support materials. Demonstrated ability to influence senior stakeholders and drive results within a matrixed organization. Solid communication, presentation, leadership, and relationship management skills. Ability to travel throughout the Northern California region 1-2 days per week. Valid driver's license and reliable transportation required.

This position is based in Sacramento, CA with Mon-Thurs in-office, and Fridays remote. Regular regional auto travel will be required in the greater Sacramento area. Some air travel to the Southern California corporate office may be required, as needed.
