Job Description

Own the marketing engine behind one of the country's fastest-growing multifamily portfolios. RISE48 Equity is seeking an elite Director of Property Marketing to lead all property-level marketing, paid advertising, reputation management, and social media across our 56 communities and nearly 12,000 apartment units nationwide. If you live and breathe lead generation, conversion data, and ROI-driven ad spend in multifamily, this is your opportunity to run a portfolio at scale. About the Role Reporting to firm leadership, you will own the strategy and execution of property marketing across the entire portfolio. You will drive qualified traffic to our communities, convert that traffic into leases, and protect and grow each property's online reputation—all while relentlessly optimizing cost-per-lease and return on every marketing dollar. This is a high-impact, data-driven leadership role for someone who knows multifamily marketing inside and out.

Portfolio:
56 assets • ~12,000 units • nationwide What You'll Own Portfolio-wide marketing strategy. Lead all property-level marketing, social media, and brand presence across 56 assets and ~12,000 units nationwide. Paid advertising & PPC. Own ad budgets and pay-per-click strategy across Google, Facebook/Instagram, and TikTok—managing spend, agency partners, and monthly budget adjustments to maximize ROI and efficiency. Lead generation & ILS management. Drive and optimize lead volume across Internet Listing Services (Apartment List, Zillow, Apartments.com, and others), ensuring every lead source is tracked, attributed, and producing. Conversion & performance reporting. Monitor traffic, conversion ratios, and occupancy trends; produce weekly and monthly traffic reports and Cost-Per-Lease (CPL) analysis; rank lead sources by conversion and reallocate budget to what works. Reputation management. Oversee reviews and online reputation across Google, Yelp, and social platforms, including review-generation campaigns that lift ratings and tour volume. New acquisition onboarding. Stand up marketing for newly acquired properties in Entrata end to end—media libraries, tracking/vanity numbers, ILS and social connections, websites, 3D tours, signage, and print collateral. Leasing technology & automation. Leverage AI leasing tools and lead-routing automation to capture, nurture, and convert prospects faster. Creative & content. Oversee property photography and 3D tours, floor plans, SEO copy, newsletters, specials, and refreshed ad creative across every platform. Lease & retain. Partner with operations to design the marketing strategies that lease units faster, reduce vacancy, and retain great residents. What You Bring 2-3+ years in multifamily marketing. Hands-on experience marketing apartment communities and driving leasing performance. Entrata expertise. Working knowledge of Entrata property management software is required; experience with ILS platforms, AI leasing tools, and ad platforms is a strong plus. A data-driven operator. You make decisions from traffic, conversion, attribution, and cost-per-lease data—not guesswork—and you obsess over ad-spend ROI and efficiency. PPC and digital marketing fluency. Comfortable owning paid search and social campaigns and holding agencies accountable to results. Organized at scale. You can manage marketing across dozens of properties and many vendors without dropping details. In-office in Scottsdale. Able to work full-time, 40 hours per week, from our Scottsdale, AZ office.
