Director of Leasing & Marketing Canopy Acquisitions San Antonio, TX Job Details Full-time $60,000 - $100,000 a year 23 hours ago Qualifications Spanish Community engagement Property management tools Property leasing Team development OneSite CRM system proficiency Multifamily properties Senior leadership Staff development Full Job Description We are seeking a high-energy, creative, and experienced Director of Leasing & Marketing to lead all leasing, marketing, promotions, and renewal efforts across two San Antonio apartment communities totaling nearly 570 units, serving senior and affordable housing residents. This is a leadership role for a Type-A self-starter who owns the numbers, drives the strategy, and gets results. You will be accountable for occupancy, traffic, conversion, renewals, and revenue performance across both properties — and you will partner directly with ownership and onsite teams to make it happen. What You'll Own Full accountability for leasing performance, occupancy, and revenue across both communities Strategic direction for all marketing, advertising, digital presence, and outreach across both communities Renewal strategy, retention programs, and lease expiration management — including planning for high-volume expiration windows Leadership, coaching, and accountability for onsite leasing staff at both properties Traffic generation through guerrilla marketing, community partnerships, referral programs, and creative campaigns throughout the San Antonio area Building and maintaining relationships with senior service providers, medical offices, social workers, locator services, and local community organizations Reporting weekly to ownership on traffic, conversion, vacancy, make-ready pipeline, delinquency exposure, and lease expiration outlook Driving make-ready turnaround in partnership with maintenance and operations to keep leased units moving Pricing strategy, concession decisions, and market positioning in coordination with ownership Owning the CRM, lead-tracking, and traffic source attribution to ensure every dollar of marketing spend is measured What You Bring (Required) 5+ years of multifamily leasing experience, with at least 2 years in a leadership, supervisory, or director-level role Demonstrated experience with senior housing
AND/OR LIHTC
/ affordable / Tax Credit / Bond housing — non-negotiable Track record of driving and sustaining strong occupancy in a competitive market High-energy, outgoing personality — comfortable walking into any business, medical office, or community partner and making something happen Type-A organizational style: detail-obsessed, follow-up driven, and relentless about closing the loop Creative marketing instincts — you don't wait for traffic, you go create it Strong leadership presence with the ability to coach, push, and develop onsite leasing teams Proficiency with property management software and CRM systems (RealPage OneSite preferred) Reliable transportation and willingness to move between two San Antonio properties throughout the week Bonus Points Bilingual — Spanish speaking strongly preferred Experience managing leasing across multiple properties simultaneously Background in both senior AND affordable housing Existing network of San Antonio referral partners, locators, and community contacts Compensation and Benefits Competitive director-level base salary, commensurate with experience Performance bonus tied to occupancy, renewal, and revenue targets Leasing commissions and outreach incentives Mileage and outreach expense reimbursement Direct access to ownership and meaningful influence over how these properties are run Who We're Looking For We don't want a caretaker.
