Job Overview We are seeking a proactive, self-starting Marketing Manager to lead the development and execution of integrated marketing strategies that promote new home communities, product offerings, brokerage services, and the Eldon Homes and Elevate Estates Realty Co. - An Eldon Homes Division brands. This role requires a hands-on professional who can manage digital, print, and event marketing efforts, including overseeing marketing materials, website content, social media, and advertising while tracking performance and optimizing results. The ideal candidate will coordinate events and community outreach initiatives, build strong local partnerships, and support brokerage marketing activities such as listings and open houses. This position also manages internal communications, newsletters, and the marketing calendar, collaborates closely with external vendors, and ensures compliance with Wisconsin real estate regulations. Key Responsibilities Develop, implement, and manage comprehensive marketing strategies to promote new home communities, products, and brokerage services. Create and present marketing plans focused on establishing new customer relationships and expanding brand reach. Maintain a monthly marketing calendar to track campaigns, key initiatives, and deadlines. Continuously evaluate and improve marketing processes, procedures, and overall departmental effectiveness. Conduct market research to identify industry trends, customer preferences, and competitive positioning. Monitor and evaluate digital marketing campaign performance, providing reports and insights to leadership. Develop and execute market update campaigns and consumer outreach initiatives based on data-driven insights. Oversee the creation and execution of marketing materials, including brochures, print, digital content, signage, and social media campaigns for Eldon Homes and Elevate Estates Realty Co. - An Eldon Homes Division . Ensure consistent brand messaging and engagement across all platforms. Optimize content for websites, blogs, social media, and print channels. Create and distribute monthly and quarterly newsletters. Manage and maintain the company website in collaboration with the developer, ensuring content is current, accurate, and optimized. Oversee and support drip marketing campaigns using CRM and marketing software tools. Coordinate and manage digital advertising strategies across platforms. Plan, coordinate, and host promotional events, including open houses, community outreach initiatives, trade shows, and housing exhibitions. Build and maintain relationships with Chambers of Commerce in all active markets to strengthen community presence and brand visibility. Support marketing efforts for brokerage listings and open houses. Coordinate digital and print advertising for real estate services. Maintain up-to-date knowledge of home inventory and product offerings to ensure accurate and effective marketing. Manage internal communications, including brokerage announcements and culture and brand engagement initiatives. Ensure alignment and consistency in messaging across internal and external audiences. Maintain consistent communication and coordination with advertising agencies, developers, and external vendors. Oversee the quality and alignment of outsourced marketing efforts. Ensure all advertising, marketing materials, and campaigns comply with Wisconsin real estate advertising regulations and brokerage standards. Perform other duties as assigned to support overall marketing and organizational goals. Requirements 4+ years of proven experience in digital marketing leadership roles with a strong understanding of SEO tools, SEM strategies, social media marketing, and analytics platforms. Proficiency in content creation, copywriting, graphic design software (Adobe Photoshop), and content management systems like WordPress. Strong analytical skills with the ability to interpret data from various sources to optimize campaigns effectively. Excellent communication skills coupled with a creative mindset to lead cross-functional teams toward innovative solutions. Bachelor's degree in Marketing or related field. Understanding of real estate and or new home construction industry preferred. Work Location & Physical Requirements This position is primarily based in an office setting, with regular travel to community sites, model homes, events, and local markets where the company operates. The role requires attendance at on-site events, open houses, trade shows, and community outreach initiatives, which may occur during evenings and weekends. Frequent local travel is expected, and a valid driver's license with reliable transportation is necessary. The role involves prolonged periods of sitting and working at a computer, including use of standard office equipment such as a keyboard, mouse, and phone. The individual must also be able to stand and walk for extended periods during events, home tours, and site visits. Occasional lifting and carrying of marketing materials, signage, or event supplies (typically up to 25 pounds) may be required. The position requires effective communication in person, over the phone, and through digital platforms, as well as the ability to work in both indoor office environments and outdoor settings, including construction sites and community events, sometimes in varying weather conditions. Pay:
