We are looking for a positive, self-motived, and organized individual. The on-site community manager will be responsible for the day-to-day management including maintaining the property, marketing, preparing agreements, collecting rents, preparing reports, and serving notices. Requirements:

• 2 years previous property management experience with an emphasis on leasing. . Microsoft 365, project management and AppFolio experience preferred.
• High school diploma or GED
• Attention to detail and organizational skills.
• Must own or have access to properly insured vehicle for use in business transportation needs; maintain a valid driver's license and insurance.
• Time management skills
• Ability to give directions and work well in a team environment.
• Available for after-hours calls.
• Knowledge of and adherence to local and federal landlord, tenant, and fair housing laws.
• Good written and verbal communication skills.

Job Responsibilities:

• Operate property to meet financial guidelines.
• Coordinate with vendors and residents to ensure timely repairs.
• Meeting leasing objectives.
• Daily grounds to ensure curb appeal.
• Exercise independent judgement to handle and resolve resident's concerns.
• Performing all duties assigned by portfolio manager.
• Weekly reporting.
• Implementing resident retention programs.
• Maintain required and correct property files.
• Marketing the vacant units.
• Complete market survey.

Compensation:

• Hourly rate: $25.00-$28.00 (DOE)

Schedule:

M-F 8:00 AM - 4:30 PM

• Weekly contracted hours: 40 hrs.
• Additional compensation: A monthly $50 cell phone stipend and monthly $100 mileage stipend for work related errands and training.
