We are looking for a positive, self-motived, and organized individual. The on-site community manager will be responsible for the day-to-day management including maintaining the property, marketing, preparing agreements, collecting rents, preparing reports, and serving notices. - 2 years previous property management experience with an emphasis on leasing. . Microsoft 365, project management and AppFolio experience preferred.
- High school diploma or GED
- Attention to detail and organizational skills.
- Must own or have access to properly insured vehicle for use in business transportation needs; maintain a valid driver's license and insurance.
- Time management skills
- Ability to give directions and work well in a team environment.
- Available for after-hours calls.
- Knowledge of and adherence to local and federal landlord, tenant, and fair housing laws.
- Good written and verbal communication skills.
Job Responsibilities:
- Operate property to meet financial guidelines.
- Coordinate with vendors and residents to ensure timely repairs.
- Meeting leasing objectives.
- Daily grounds to ensure curb appeal.
- Exercise independent judgement to handle and resolve resident's concerns.
- Performing all duties assigned by portfolio manager.
- Weekly reporting.
- Implementing resident retention programs.
- Maintain required and correct property files.
- Marketing the vacant units.
- Complete market survey.

Compensation:
- Hourly rate: $25.00-$28.00 (DOE)
Schedule:
M-F 8:00 AM - 4:30 PM- Weekly contracted hours: 40 hrs.
- Additional compensation: A monthly $50 cell phone stipend and monthly $100 mileage stipend for work related errands and training.
