Job Description

We are seeking a detail-oriented and versatile Planner/Estimator to join our on-site project management team. This role is critical for bridging the gap between design and execution. You will be responsible for developing accurate cost estimates and comprehensive project schedules across multiple disciplines, including mechanical systems, concrete, metal fabrication, and fencing. The ideal candidate thrives in a fast-paced field environment and possesses the technical expertise to quantify labor, materials, and equipment needs for complex commercial builds. Key Responsibilities 1. Estimating & Bidding Perform detailed quantity take-offs from architectural and engineering drawings.
Develop comprehensive cost estimates for:
Mechanical:
HVAC, piping, and industrial equipment installation.
Civil/Concrete:
Foundations, flatwork, and structural pours.
Metals:
Custom fabrication and structural steel installation.
Fencing:
High-security chain link and perimeter solutions. Solicit and evaluate quotes from vendors and specialty subcontractors. Prepare formal bid packages and internal budget breakdowns. 2. Planning & Scheduling Develop and maintain project schedules. Coordinate material deliveries and equipment rentals. Identify potential bottlenecks or "long-lead" items in the supply chain. 3.
Field Analysis & Adaptive Estimating Site Walk-Throughs & Budgeting:
Conduct regular site walks to verify field conditions against blueprints. You must be able to develop accurate budgetary estimates on the fly based on observed site conditions, specifically in environments where existing infrastructure or changing construction conditions deviate from the original plans.
Variance Tracking:
Track "Actual vs. Estimated" costs throughout the project lifecycle to identify and mitigate financial leaks.
Change Management:
Process change orders by calculating the real-time impact on both budget and timeline when field conditions shift.
Required Qualifications & Skills Experience:
5-10 years of experience in commercial construction estimating or project planning.
Technical Knowledge:
Proven familiarity with mechanical codes, concrete curing/reinforcement standards, and metal welding/fabrication processes.
Field Expertise:
Ability to "read the field" and translate physical site challenges into realistic cost projections.
Software Proficiency:
Expert level in Excel; experience with estimating software.
Communication:
Strong ability to translate technical data into clear reports for project managers and clients. Housing provided and fuel costs covered.
