Job Description

This job is posted for Waverly, Iowa. Only candidates residing in this general location, or those who are willing to commute or relocate, will be considered. Modern office setting Safe work environment Casual work attire Relaxed atmosphere The Project Manager/Estimator oversees, coordinates, and manages the entire process of a project from the bidding phase through final construction on a timely and profitable basis. You are responsible for managing the project planning/scheduling, budgeting, contractor coordination, and ordering and managing materials for multiple projects. You must effectively communicate project status, milestones, and unexpected difficulties. You are the ultimate problem solver and are responsible for the overall performance of each project. This role must manage teams and owner expectations in ensuring project success.
ROLE AND RESPONSIBILITIES
Attend pre-bid meeting and perform site work evaluations Identify labor, material, equipment, and time requirements to perform the work Complete quantity takeoffs and estimates for concrete, earthwork, and underground utilities projects Coordinate all project documents (contracts, quotes, drawings, etc.) Manage all shop drawings and submittals as required by project - assure delivery to meet project schedule Obtain any permits needed for project Review and sign-off on any subcontracts and purchase orders Request utility locates (public and private) on a regular basis Coordinate with owners, architects, engineers, subcontractors and vendors on a regular basis Ensure material procurement/delivery on a timely basis Evaluate and determine the most cost-effective plan and schedule by dividing all required construction activities into logical and cost-efficient steps while budgeting for the time required to meet contracted deadlines. Communicate project progress with superintendents and foreman on a regular basis Review daily logs on a daily basis Attend preconstruction and project progress meetings (as required) Attend weekly (Thursday) planning meetings - provide weekly schedule and updates for your projects Track and control costs against the project budget to avoid cost overruns Estimate and submit timely change proposals - review and execute change orders Visit and perform job site analysis on a regular basis Invoice review and approval on a regular basis Provide weekly (internal) and bi-weekly/monthly pay application information to Accounting Department Record and submit final as-built drawings as required on projects Lead by example and promote high standards and reputation for excellence
QUALIFICATIONS AND EDUCATION REQUIREMENTS
Previous experience in construction industry. Bachelor of Science degree in Construction Management, Construction Science, or Civil Engineering. Solid background of related work experience within the construction industry with the ability to understand engineering, architectural, civil, and other construction drawings, contracts, and specifications. Superior organizational and time management skills with the ability to prioritize large workloads. Strong math, cost estimating, budget forecasting, and cost analytical skills.
DEMONSTRATED EXPERIENCE IN
Site planning, design, construction methods, and construction materials. Scheduling, contract administration, and project management. Safety, building codes and standards, and inspection procedures.
PREFERRED SKILLS
Ability to make decisions in the best interest of the company. 4 or more years of demonstrated work experience in managing multi-phase construction projects. Must be knowledgeable about construction methods, materials, and regulations to be flexible and work effectively in a fast-paced environment. Self-starter who is decisive and work collaboratively under pressure, particularly when faced with unexpected occurrences or delays. Ability to multi-task without impacting attention to detail or quality of the final product with a demonstrated ability to coordinate several major activities at once, while analyzing and resolving specific problems. Excellent oral and written communication and leadership skills with the ability to identify and facilitate conflict and issue resolution. Fast at establishing a good working relationship with many different people, including owners, other managers, designers, supervisors, and craft workers. Familiar with computers and software programs for job costing, online collaboration, scheduling, and estimating.
